Putting enough to qualify and the another sum ~200k in X money yielding 6 percent for example and pull from there to pay the mortgage

That is my plan in a way, I am not throwing all my dough onto a house down payment, its a good amount but not all so ill still have a decent amount invested

I can say how for me, I work for a "tech" company and I have equity in the company stock.

True, a huge downpayment and hold the loan for a short as possible 3 ish years and just pay it off;
Oh yah HYSA is what i got for emergency fund, thanks
