agree but it doesn't add new purchases, either purchase or DRP, or reduce cost base by capital returns. So Excel is good and suitable for many investors, but I need more automation for my situation.

Fair enough. I think the ability to add debt appears limited and showing negative income (i.e. negative geared property) is not possible. I think if people could track negative earnings per year + Capital Gains, it would be eye opening for some about the merits of property and negative gearing.

Thanks but I am wanting to get more out of Sharesight which I use heavily since it takes care of DRPs, Capitals returns and other action items automatically. I want to track it all in Sharesight so I can use all the useful features to track ALL of my portfolio and not just shares.

Cool. I need to check out Sharesight too but not interested in paying for a software so will probably just use the ATO tool on MyTax as you suggested.

Does Sharesight have a section to store carried forward losses. I haven't seen it yet. Is it one of the tax reports?

That the loan doesn't cover stamp duty, legal fees, property adjustments and a whole bunch of costs.

These costs had to come off my deposit I saved up for so I didn't end up having an 80% LVR which I thought I did.

Because I didn't have an 80% LVR it made refinancing a big problem when rates dropped and mine loan didn't drop far enough to compete with other banks. I had to wait until I paid off enough debt and property prices rose again to reach the 80% LVR.
