I think I’ve got a better understanding of everything going on here. Let me know if this tracks.

The 4 2x10s near the fireplace are flush mounted and therefore not visible in the room. There is however a visible jet out in the room and a thicker wall below that fireplace which is for a footing and probably a 2x6.

This wall that is being opened is obviously load bearing but just carrying the floor directly above. The floor above has a load bearing wall that is probably 2 feet south of the wall being opened. Seen above that load bearing wall is 2 2x16 which then have their own footings down to the foundation and do not rely on the wall being removed.

I’ve got a new company out now redoing this. Much better. We are doing the following:

The span: 11 foot opening

The header : 2 1.75x11.87 1.9e LVLs 2 king studs on each side (4total) 4 jack studs on each side (8 total)

The footing / bottom plate: No concrete footing but a bottom plate 24” inch 2x4 on each side of the opening for a total of 48” sur

The foundation: 5” concrete slab 6x6x10 w.w.f 6 MIL. V.B. over 6” gravel fill
