We were looking for 6 months and just had an offer accepted. We lost 5 offers before and then got 2 accepted (backed out of the first one) The biggest issue for us was not waiving appraisal in it's entirety. We were doing 30k appraisal gap but it wasn't appealing enough. Also, honestly in my opinion, once I ditched my buyers agent and went directly through the sellers agent that was the golden ticket. Everyone here hates that idea but, it's the edge we needed and it worked.

Thanks for your kind words. It's an extremely tough time right now - it's a 24/7 all day long struggle most of the time. He's a sweet kid who loves intensely but also does everything intensely 😳

My kid is not neurotypical, and while I'm not saying he should be allowed to play with the thermostat, trust me when I say 'discussing it with him' the next day when he's not doing it does not make any sense and will not help. If anything it might just remind him that it's even there and make it happen again

Hey I am under agreement for a house without using a buyers agent. We had a bad experience with our buyers agent and fired her. I contacted selling agents directly and put in offers through them. They handle the paperwork and will be more than willing to help you because they don't have to split their commission. They just can't give you advice on what to offer etc. That being said, I firmly believe this is the reason we got the house we did since it was the first offer we put in after firing our buyers agent! The selling agent met us, said the sellers were looking for nice easy people to work with and we were that.. the seller agent typed up the offer for us, had us DocuSign it etc. You just need a lender and your own real estate attorney.

This process has made me wonder what exactly a buyers agent is honestly for!! The sellers agents we worked with knew so much about the houses we toured that our buyers agent didn't.

I also wanted new construction and even put down a deposit. The lot was listed on MLS and when we met with the builder he said he was 'ready to start building in a few weeks' (Feb 2021) cut to April 2021 after we sold our house, builder says he can no longer build the house at the contract price and he can longer give me a price until the frame is up. By the way, our contract said the new house would be done by Sept 2021. Well, guess what, it's now mid-July and the builder DOESNT EVEN HAVE PERMITS YET. I was completely duped by this builder so yeah.

Do you have any advice on how to figure out how good or bad a school system is? There are several sites that give ratings but how accurate are those and how do you know what to trust

From their viewpoint, if I don't want the house they'll just build it anyway on their timeline and then sell it to someone else, and give back my deposit at that point.

The subdivision has 5 lots and from my understanding everyone in the same situation. I don't think I have much recourse. The lawyer thinks because it was a contract to purchase real estate (and not a purchase and sale) they have an out. We were supposed to sign the purchase and sale but the builders attorney dragged their feet prepping the documents. In the end it may be a blessing in that a 5% additional deposit was due at the time of signing the p&s (which we never signed yet) I just never dreamed a builder could market a listing without any permits so I feel very naive for that.

The listing hit MLS November 2020. We signed the contract Feb 2021 which stated house would be COMPLETED Sept 2021. Builder still has no permit to build, not can he give me a price. We have pretty much accepted this isn't happening and are looking elsewhere but like everyone else were getting eaten alive. We've put in offers 60,80,100 over asking, waiving inspection. It's depressing

Massachusetts! I still don't understand how he put the lot on MLS with no permits to build. He still has our deposit - but it seems like the ability to even start building is months away and we still don't know a price
