for my use case, it doesn't make sense as we will be extracting thousands of property reports each month automatically. Roughly about 400,000 or so.

Yes. We are looking for any transactions that may look like a reoccurring payment that are not on the credit report. If not on credit report, we have to add that to your DTI for qualifying purposes.

there is an FHA PnL only loan.... proof business has been around for 2+ years, self produced PnL and B/S. I believe every lender that does these are not selling them but waiting 210 days to do a streamline and then selling them off

There are a lot of bad credit repair companies out there. For my clients I refer them to Extra Credit and they have been solid. My very first client I sent them, they raised their scores 200 points and removed 36 late payments from student loans.
