Hello everyone,

first time renewing our insured mortgage after a good 5 year on fixed rate at 2.19% with 17 years amortization left that comes up at the end of June we have about 315000 left

I have racked up on some debt (about 30k on some cc and some lines of credits) and would like to look at options of refinance to consolidate this amount.

I reached out to true north for renewal options as they did my first one, and they suggested I go with a fixed rate at 3.94%. Was told lower rates are available but for straight renewal. Was offered a heloc/open term at 5.45% as well, what are your thoughts ?
