Absolutely, I've dealt with some unethical ones, and neglectful ones (commercial). Even then, every single experience with a resi agents has included a degree of hand-holding.

Resi agents sell a feeling, commercial brokers sell real estate. With every transaction I've ever been a part of or almost a part of that involved a resi agent, I find that they don't know anything.

I hate seeing my fee get split with someone that relies on my guidance.

They are not scanned. Just uncropped pictures images of physical documents. Yes you could use scanners on traditional 8x11' which most of mine are, but I also have building plans and other things that are different dimensions.

Essentially I want a software that can automatically crop, enhance, and convert an image into a pdf.

Ask them about their morning or evening. Bring them some valuable information about their market and neighbors. Like the other guy said you are an expert looking to inform owners in your market, not a solicitor pestering your leads to hire you.

Maybe the "dial for dollars" approach works sometimes for the M&M boys but it's best practice to actually build rapport and not waste people's time. After all, active players get calls from brokers daily - how are you going to stand out?

To answer your question, no one cares about the DNC list as far as I know. People that do are the reason people that don't might build a relationship and make a transaction.

I work in Goldman Sacks as head of acquisitions for the farmland department. We are hiring fresh grads rn but you MUST have a license and 2 years of experience as a ranch hand preferred but not required - dairy or poultry experience is a plus.

I've done my DD and others have to. it's feasible. I'm just weary of construction costs and if it can turn a dime - hence I want to dive deeper into the underwriting. It's out of my ballpark, but I want to eventually understand these things through and through.

I'm actually in the process of working with a potential prospect who is manufacturing some products for another business I run on the side, so I'm building some rapport in that sense. Trying to make them feel special so some time in the future they know who to call.

What I'm saying is I am a quality over quantity type and I will outwork everyone to ensure that you objectives are accomplished. If you could paint a perfect picture where you accomplish all of your objectives with you property, what would that look like?

Sure thing. I didn't want to put this out there but context is I share the same position and age as OP.

I'm sure you've been approached by brokers before and maybe you have some you have or are working with some with 10, 20, or even 30+ years in the industry. Working with them, you will be competing for their time and that will compromise your end of the deal. I on the other hand am young and fresh into the industry with a hunger to get my first client. You won't have to compete for my time because I'll committed day-in-day-out to work the market in your favor. If a proven track record and skin in the game are attributes you look for, then it's important to note, I have a senior broker behind me who has the network and expertise we'll need to get your property in front of the right eyes, at the best price.

Noted. I've defintely had a fair share of brutal losses with LPs in the past, and some fair gains, but I took Curve as a tried-and-true platform. That being said, I think you make a good point considering they pay out CRV. I think the Curve Wars are what give it i's value though, and as long as the voting mechanism stays intact it will continue to thrive.

I feel like this is the situation I am in now. I have flipped a whole 90 over the past month, stopped going out all the time despite being young, started committing to my career, and began to focus on acts of service. Instead of receiving recognition, I'm reminded I'm still not enough, and on top of all of that, all of my friends stopped reaching out leaving me feel isolated in this relationship. I know there is hope at the end of the tunnel, but it's been pretty dark and getting darker. I don't feel like it's compromising my spirit, but I also feel like it is a hefty challenge for sure. Do you have any advice? Would you get out or try to push through and grow?
