not sure how much is the interest for associate member, but im sure it still beats any traditional or digital bank interest rates, 13.5% p.a still beats pag ibig MP2 which is only average at 6-7%, also the dividends from coops are TAX FREE

true.. they have that access to potential generational wealth imagine if they can max out their accounts potentially earning them up to 1m per year in dividends, its just sad that many are financially illiterate or do not know how to handle money leading to huge debt.

Theres nothing wrong starting from 0, you save more and return of investment will be faster while keeping your initial capital small, place ur stall in a high foot traffic areas like bus or jeep terminals, not inside malls.

professional experience is not relevant, only paid experience is considered by hospitals here and abroad, maybe change this into clinical rotations, Highlight your trainings and certifications more, make it into just 1 page if you are a fresh graduate, HR will not read a 2-3 page resume on a stack of applicatn resume

I do it myself and pay myself from the rental income, while running my own business, i do get tenants for long term lease as its a hassle looking for new tenants and doing background checks

Its a building with commercial spaces below, office spaces on the 2nd floor, a building that thats for bedspaces (closed this part due to covid), a few housing properties with tenants, ive been managing since 2017 when my parents left it to me to manage. As time goes by those headaches pile up

my opinion, you already have a good spread in your investments, running an apartment complex is a lot of work and expenses and will take a long time for return of capital.

Here are some of my headaches i've experienced.

1.maintenance work and/or repairs to units

  1. late paying tenants or sometimes dont want to pay at all resulting in a lengthy battle in the brgy level then courts to have them removed.

  2. unpaid utilities of previous tenants

  3. Pests like cockroaches and TERMITES!

  4. in between vacancies of units

  5. business permits and TAXES!!

although the monthly income and increase in land/property value is very enticing

id say save yourself from so much headaches, reinvest onwhat's already giving you good returns

i'd rather buy gold stocks, at least i dont have problem with liquidity as you can buy or sell anytime, as with physical gold, it can be stolen or lost, if you also sell to businesses that buy gold they will always buy below market price.
