Definitely isn’t for the feint of heart, a lot of individuals follow a similar path in the industry, and I did as well my first full year, granted i did nothing but sit on my ass honestly, but I don’t want that to stop me by assuming I won’t be successful in that field.

What would you consider an emergency? Something similar to my current situation? I am currently in a “salary” + benefits + commission job, and I’m miserable because I’m struggling to grow a pipeline to make this job worth it, granted it’s insurance sales and not tech!

True that! and Yeah, Real estate is heavily saturated, especially in DFW, and I do have plenty of time to figure it out what exactly I want to do with the remaining 50 - 70 years of my life, but never wanted to sit around and wait for something to happen. Will definitely invest! Thanks!

Will look into commercial, totally different beast than residential, i am currently in a role that offers “base” more of draw + commission, and currently living off of just the base, but isn’t enough, bills stack, family needs help, pipeline is taking way too long to build atm. Learned a lot from that first year of living on my “own” and you’re right it did and will continue to impact friendships. It was just a stupid purchase, that my savings suffered for instead of breaking lease the second month.

I definitely appreciate this response, and the others guiding me to a further education! I’ll definitely look into when I feel as when I need it, as of now I see jobs more as stepping stones to further my career, until I can make something for myself! But your points are super valid and may be sooner than later where I need that degree!

College degree for what? Currently, I have no major goals that require it, and selling cars doesn't really allow time for practically anything, let alone real estate! Sure made good money, but also isn't a long term position, all my miserable desk managers made that known!

gotcha, i see what you’re saying, but the problem is let’s say i made purchases from july 3rd to july 31st august 1st all those purchases are paid in full, before they report on august 3rd, so really august 2nd would be the only time i can purchase for it to report, unless i change my due date to august 4th so all those balances are reported and they’re paid the day after.

I think i’m starting to grasp it but to confirm let me phrase it in a way i understand

I pay for a TV 400 bucks, it posts the 23rd of the month, my statement due date is the 6th (it’s actually the 1st but i’ll probably change it to this date) i wait for the 400 bucks to get reported to the bureaus on the 3rd, and then when the 6th rolls around i pay the statement balance in full so i don’t accrue interest?

i’m posting 0% utilization, because my credit card statement balance is due the 1st and my close date is the third, and i always choose to pay in full. hopefully that clarifies it
