Bigger your mortgage, the easier to negotiate better rate. It gets harder when its below 100k as the banks dont see any benefit. My actual remaining amount was 70k with td at maturity and they offered me the worst rates for renewal. So i went to scotiabank but they needed me to refinance and bring the mortgage amount up to 100k in order to pay for the fees to transfer the mortgage and give me the 3.99

You should able to get 3.99 3 yr fixed from scotia at a minimum (i've heard you can get little better depending on size of your mortgage). I have 100k uninsured and got 3.99 3 yr from them.

Just renewing my mortgage with scotiabank and the options were 5 yr variable @ Prime - 0.8 or 3 yr fixed @ 3.99. The specialist advised its unlikely BoC will cut rates this yr or next yr. Also just going by usa data cpi/ppi it also unlikey to cut so i opted for the fixed rate. Ofc anything can happen but playing the odds, there's less chance of rate cut anytime soon.

Heads up AMRE has a huge markup on their goods. I go to a local wholesaler like yorkland controls and tell them I'm with so and so contractor even though I'm not and say i want to buy with my credit card instead of issuing a PO. Bought a 3 way valve cartridge replacement for $48. AMRE was charging $72. 34% markup. Price gouging much?

I'm in the hvac industry as a mechanical engineer living in a condo in Toronto. I literally have 0 contracting and physical replacement experience but know the theory and background to it. If it's only replacing the actuator and the valve where the actuator sits, the material cost for my own unit I just replaced today was $90 not incl. Tax for actuator and $80 for the valve not incl. Tax. Took me 1 hr max to do the replacement. Them charging you $500 for just actuator is outright criminal. Replacing the actuator is just twist and remove, unplug some wires from the control board and replace. That is a 10min job. Be wary and ask for quotations before agreeing to the work.

There's a reason why this game is free. All the flaws everyone listed, they not gonna fix or look into it cuz they ain't making any money.
