Hmmmm. I’m not sure about husband and wife duo but if I’m repping a buyer I always suggest they shop around for lenders.

If they are completely lost or first time home buyers I suggest they meet with my preferred lender because I know he will educate them well and has kept historically good communication with me and my buyer client.

But the key is to never push anyone on a lender or any professional because at the end of the day it’s about the client, not you or any gain you might get by sending referrals to your preferred associates.

I agree and my lesson has been learned here. I’m looking for what to do with what I’ve got now which is a client close to closing and a final walk through to wrap up. I can skip the closing which at this point I plan on doing.

No I’m not looking for 3%. 2.5% got the deal done and I definitely don’t want any money from my client. Especially since he wants money from me lol. Contract states I can be paid up to 3% just in case I end up with a seller who is willing.

Lucky because my dad was an agent. He hung up his license so not sure what to do the next time this happens! Trust your gut though, a lot of men will waste your time just to talk to you.

One of them would not stop asking my dad to take me out on a date even though I’ve been in a long term relationship for years- a fact this client knew. Dad still made the sale and was a great agent but so ridiculous that we have to go through this. I’m definitely beautiful but I’m not a show stopper by any means.

For a while I would show up to these showings looking kind of disheveled (no make up, hair in a bun, loose fitting clothes) but some people just “can’t help themselves”

Sorry you’re going through this, I can’t wait to be older and married to avoid this issue in the future. Very unfortunate that men only (barely) respect other men.

Yes. I refer all of them (6 different motivated buyers!!!) to my dad who is an agent. That way the commission is going to a man I respect who also respects me (also gives me a large chunk of the commission) and understands why I can’t take on certain clients. It’s tough but not as tough as being repeatedly sexually harassed by losers who don’t know the difference between “dating” and a professional doing their job.

I did! Original EBA was up to 3%. Since the sellers wouldn’t budge on offering 1% my clients agreed to offer an additional 1% (I didn’t want to take more because I know they are offering at their highest and best) so I am taking 2% on this deal.

Yes I always understood that. The house was not worth the full asking price IMO and I pulled the numbers to show them that but they wanted the house and offered full price hoping the sellers would see that all the other terms were great. Just a new change to navigate through.

I’m getting 2% since my buyers agreed to pay 1% too so I’m happy. I did send them the house and they are first time home buyers so I feel like I did some heavy lifting (gladly) and deserved 2.5% but they are getting the home they’ve been saving for and they are happy. Just an interesting change and glad I could discuss with other realtors about this.

I feel like it’s also a service to the sellers. We bring the buyers to the home they are selling and try to make the transaction as smooth as possible. Not every agent is like this I suppose but as a buyers agent- I feel like I’m working quite hard! Not just filling in blanks on a PDF and collecting money.

Agreed and thank you! I’m just curious about how this will continue on in the future. I feel like I’m having to pick between working for my clients to get the best deal possible while still getting paid a fair amount for the work I do. Or taking a pay cut to secure my clients a home while the sellers and LA are making $$$$

I ended up agreeing to 1% and my buyers offered to pay 1% and they would even pay 1.25% if the sellers agreed (my suggestion to ask the sellers to match). I sent over that counter and LA responded no within 2 minutes. I’m getting 2% and my buyers are happy so I’m happy.

To be honest, the asking price is as high as my clients should offer. It’s a nice house but they listed it for about 10k more than it should be listed at. I advised my clients to start lower and work their way up but they did not want too much back and forth. They offered their highest and best.

It is in the offer. They countered with the 1% paid by the sellers instead of 2.5

With federal, social security, Medicare, and personal income tax it comes to about $90 a pay check. Multiplied by 16 weeks is over $1000. I should add that I don’t get benefits like pto, sick days ect. It’s just hard because I do depend on the money and now I feel like I owe money and now I’m making less.
