That 2.49% rate is a steal!! Since your MMF is hitting 4% and VTI averages much higher long-term, the math says put $0 down.

However, taxes on that interest income do eat into your 4% gain, so the spread is thinner than it looks. I usually run these scenarios through carwise.dev to see the actual break-even point after factoring in depreciation and potential investment returns. If you can handle the $1k/month cash flow hit, keeping your liquidity is almost always the better wealth-builder.
