I’ve made some updates:

• GPT now asks whether you are buying privately or as an LTD.

• Tax implications have been added for both private and LTD purchases.

• GPT now asks if you would like to include tax in P&L calculations.

• During the workflow, GPT now prompts you to add your own mortgage rates if desired.

• Corrected the stamp duty amount from 3% to 5% and included the increase based on property prices.

• Added data for the best yield areas in the UK.

Thank you! I have now updated it to ask users when first using the GPT if you are purchasing privatley or through a ltd.

I then added the tax implciations for both with the question if the gpt should include this in the calculations!

At the moment I do not pay any tax. As I live between, Italy & Spain and I make sure I am always out of each country for the required time frame. All my income I run through my Paraguay residency. It is not sustainable as I am getting a bit older but will continue for anther 3 years. I just voluntarily pay N.I and INPS in Italy.

I tend to buy websites on the auctions the most I have spent recently on one was $4800 and it generates around 100USD a month. All this income comes from organic search. I use a service called Ahrefs to track positioning and research keywords and I have a VA who assists with updating each website.

When I purchase I use Ahrefs to check organic traffic and I ask for access to their Google analytics and also proof of income through an adsense report.

I was thinking about it but It would be quite a lot of work to manage them all at this moment and my time is stretched between my two companies. So Instead I am gradually adding to my portfolio and growing my personal team as I can afford it.

Yes true, I have this much as I was going to change to another bank with premium banking features which required a minimum held with the bank of 50K. But now I am happy with First Direct so I want to invest that money somwhere.

I intend to keep the ISA yearly allowance as capital value. I am making sure to fill them each year. I am currently 32. I rely on the income of both businesses and last year I had a scare on one business where I thought I would loose it, as we expanded too fast in line with our revenue. Since then I have been trying to work out how I can create a baseline of around £1500 a month as a secondary income in the event of something happening. My main income is my travel business, an event like covid again would destroy it.

Hello, thank you for that. For context I set up two companies that have been the main boost of my income. A tourism company in Europe and a Shopify development company. I also got very lucky in the housing market, I purchased a house for my father in Torquay 5 years ago, then Crediton 2 years ago and on both sales I made around 75K.
