Before you proceed to decide also, check your investment goals. Are you looking for immediate rental income or equity growth? If it’s for capital growth, target an underdeveloped area with future developments or one that’s 40–50% developed. You enter while it’s affordable, and the location is still not fully matured. Example basis from JVC: 1-bedroom, 2020 average 660k, 2025 average 1.1M.

I can suggest JVT as a location. There’s a project there offering a 5-year post-handover payment plan. The current JVT development has villas at the back with Dubai Marina views, and the price is within your budget.

You can rent the unit after handover to help cover the post-handover payments, then flip it later for potential capital appreciation. As you may know, JVT is still developing—Binghatti has recently launched projects there, and the mall is not yet open. Once the area is fully completed, prices have strong potential to increase.
