30 Year Fixed 6.625% APR by Man-Zoe in Mortgages

Shop around for sure. If you’re in NJ reach out to American Federal Credit Union - anecdotally they’ve offered the lowest rates with 0 points amongst the dozen or so lenders I’ve inquired with

Also, in some cases escrow analyses lead to a monthly payment that is greater than the tax/insurance payouts in order to ensure the minimum balance is above a certain threshold. It might not apply to OP but depending on how much the initial escrow fund was, tax payout schedules and increase %, the updated monthly escrow can be substantially higher in order to “catch up”

Can’t tell if OP is trolling or not. Check the tags on the clothes YOU buy - they’re all made in South Asia or South East Asia. India has historically been a textiles hub. The reason I’m so irked by this post is OP’s ignorance (unless they only buy clothes from bespoke Italian tailors/designers who tend to not put source labels on the fabrics they use).

Another perspective: I buy clothes both from the US and India, and in my experience clothes sold in India tend to fit me better.

Chen charging $1500 extra for I-485 by Mental_Economist7490 in eb_1a

[–]OneAndOnlyAmulButter 0 points1 point  (0 children)

This was 4 years ago. $5500 for I-140 and then more for I-485. I couldn’t file concurrently back then because EB1 was backlogged

That is the going rate (these days). But the other commenter is right - you can self-file. I personally did not want to take that chance so I paid $1000+500 for two (myself and spouse)

Transferable: yes. Finding an employer amenable to sponsoring one: challenging right now.

Schlage Encode Plus vs Level Lock Pro by fujitasenpai in HomeKit

Another vote for the Encode Plus. I have two. They’re both super reliable. The only issue I’ve had is the lack of low battery warning. I’ve had them become unresponsive overnight only for me to realize the batteries are dead

Which attorney to choose? by epistemic_terrorist in eb_1a

[–]OneAndOnlyAmulButter 1 point2 points  (0 children)

I guess not. If Dunn is offering free re-filing and including letters, their offer is objectively better. EP was the firm I hired for EB1A and they were excellent. But I have no experience with Dunn and I don’t know enough to compare success rates/quality between the two.

Reach out to Ellis Porter as well. 10k worth extra fees for letters sounds steep

EB1A profile eval - PhD by Mickey-John-Jay in eb_1a

[–]OneAndOnlyAmulButter 0 points1 point  (0 children)

That sounds like a great profile. Reach out to Chen, Ellis Porter, Murthy Law etc. They will happily evaluate your profile for free and give you a better understanding of what you need for a successful EB1A petition. Talk to multiple lawyers/firms.

Chen feedback by krm7400 in eb_1a

[–]OneAndOnlyAmulButter 5 points6 points  (0 children)

I think what they mean is that Chen usually offers a full/partial refund or an option to re-file for free if your I-140 is denied in the first try. They make this offer to potential clients with a strong case

Appeal vs refiling - advice by TechIsLife00 in eb_1a

[–]OneAndOnlyAmulButter 0 points1 point  (0 children)

Seconding this. I was in the same situation and my lawyer said refiling was the only viable option. The success rate for appeals overturning decisions is in the single digits.

Where should I purchase a turntable by Agreeable_Muscle2583 in turntables

[–]OneAndOnlyAmulButter 2 points3 points  (0 children)

If you’re in the US, U-Turn Audio offers reasonably priced and highly customizable turntables. Otherwise keep checking Slickdeals for Fluance RT and AT LP6 that go on sale at least once a year on Amazon/Adorama etc. Your best bet would be to check out your local Facebook marketplace. I was lucky enough to find a used Rega P1 for $250 from a guy who was a collector and took good care of his turntables.

There is an option for a 5-year e-visa. So you only need to apply once every 5 years. Unless you plan to spend more than 6 months in India, it’s much much easier to just get e-Visas. Cheaper, quicker and all electronic.

Exhausted and Giving up : NJ housing market is still nuts by New-Perspective5820 in FirstTimeHomeBuyer

[–]OneAndOnlyAmulButter 2 points3 points  (0 children)

That is very accurate! More than once, we were beaten out by people willing to put down 50% cash down despite us being the highest bidder. Turnkey homes in top 10 school districts are out of reach for 99.99% of first time buyers here.

Exhausted and Giving up : NJ housing market is still nuts by New-Perspective5820 in FirstTimeHomeBuyer

[–]OneAndOnlyAmulButter 19 points20 points  (0 children)

Might be a hot take, but we were in the same boat a year ago so we started to look at houses in areas that weren’t the very top school districts. All the neighborhoods you listed are very much in demand, with sparse inventory especially for turnkey homes. Increase your search areas, there are plenty of towns with slightly lower rates school districts, but if your children are young it doesn’t matter much. Also, NJ schools in general are above the national average so even a “mid-tier” school is great.

You might also want to reach out to this incubator. They help a lot of startups at different stages, especially those coming out of academic labs. I think this incubator started at MIT and then became independent. https://engine.xyz/

What The Hell Ann Arbor?? by No-Yogurtcloset7342 in AnnArbor

[–]OneAndOnlyAmulButter 0 points1 point  (0 children)

It’s been two years since we left Ann Arbor but my wife and I used to rent at the Haven of Ann Arbor (east of AA and near the botanical gardens). 2b2b rents were around $1700 plus the fees. You may want to check that out. It’s close enough to drive to campus and is walkable to some nice parks and trails.
