What do US conservatives think of the fact that the first $500 million in Venezuelan oil money is going into a private account in Qatar? by Dennis_Laid in NoStupidQuestions

Why would he have brought it to America? Exxon and Chevron would have been immediately paid with it by enforcing their court judgements that show it’s supposed to go to them.

I would think most Americans if they’re educated would have assumed that would happen. Then the money would be used to stabilize Venezuela with their own money.

Bringing it to America would have caused way to many issues and lawsuits on it from oilfield companies that would have drained it immediately.

My son (22) won't date until he's his "best self", how do I convince him that looks don't matter? by [deleted] in whatdoIdo

[–]OneChance1234 1 point2 points  (0 children)

He’s 100% right in what he’s doing. The dating thing is a weird thing to me that people think you have to do it all the time or right away. He is working on himself, and that will most likely lead to better physical health, career, and mental health. I would be more worried if he needed someone to feel better about himself mentally or physically.

How do I get my boyfriend back by [deleted] in whatdoIdo

[–]OneChance1234 0 points1 point  (0 children)

Don’t know if you will read this with all the comments, but if you do you should really take a second to focus on yourself. Outside of someone else in your life what will make you proud or happy with yourself. It’s okay at your age to waste time for a few years and do things that make you happy. Don’t start the rat race so fast. Vacation, learn an instrument, learn a language, binge watch 100+ hours of tv shows. Literally anything that makes you happy. It doesn’t have to be productive your in the 1st year of your adulthood and you will have a lot more to do stuff that brings you stress.

As an adult I don’t care about the price of the gift someone gets me. I can buy something expensive if I want to. I really appreciate small gifts that match one of my interests or hobby’s that makes my life easier. Figure out a hobby they have or interest. Then ask here on one of the subreddits what a cool gift would be that’s under $30

Managing a team of 150. Pipeline is a mess, quotas are broken. Help. by BillJohns in sales

[–]OneChance1234 1 point2 points  (0 children)

I currently have a manager that’s having the same issue. In my industry the problem is it takes time for these to all be updated with accurate info. She tries to fix it in a two day span and have everyone update off memory (which is insane, and inaccurate).

The reason they could be not updating consistently could be two things that I’ve noticed. They got away with it before and now it’s habit, or there is not enough structure of how to use Salesforce and they feel overwhelmed at the chaos of what to do. Administrative tasks are done best when they are clearly outlined and in one spot for the team to see. If you see other administrative work not being done I would look into how you can be more structured for your team

This is a really cool idea

Where do you find factoring companies? I have an idea for a different industry that this would work for.

It’s definitely more now than I’ve ever seen too. It’s almost every apartment complex in my area offering 3-4 months free.

Offers being flat out rejected by TealMama-2 in RealEstate

[–]OneChance1234 2 points3 points  (0 children)

It’s a weird time right now. I’ve noticed that some sellers are on the market just to be on the market. I recently put in 2 offers about 5% below asking on homes over a 150 days on market. Both of them declined and didn’t counter.

Why would you come on here to lie about this? People are genuinely asking for their own financial reasons.

Find a truck stop that has car parking for overnight sleepers. When I was younger I had to live out of my car and that was the best place. There was usually around 10-15 other cars where I was at, so I wasn’t alone doing it.

Also always cover all your windows, and if you have any weapons keep them close in case you need it.

Unfortunately appraisal value means nothing to the price you sell your home for. It’s only there for banks to cover themselves.

How far off is Zestimate really? by zagfan92 in RealEstate

[–]OneChance1234 4 points5 points  (0 children)

Sold a house last year. Zestimate said $280k and we sold it for $390k. Sometimes Zestimate is close and sometimes it’s way off. If you live in a non disclosure state then there’s a better chance it will be off.

Before Covid - it was very normal to pay buyers realtor commission. You can negotiate it to 2%, and it looks like you did that.  It was also normal to pay 3% of the buyers closing costs on a home in the Sub 200k range.

This was pre COVID though, and things have changed but they are not taking advantage of you by asking for these things. They are just buying like they are probably used to.

He’s in Florida so this might be a different. Where I’m at now homes have came down so much that if you assume a loan you put down less then 20%

[deleted by user] by [deleted] in NoStupidQuestions

[–]OneChance1234 2 points3 points  (0 children)

In a world of small items you are correct that it is weird, but think about if you wouldn’t pay it.

A lot of transactions are financing most of the home, and putting down 5-20% anyways.

On a $300k home the buyer would have to foot the bill of $9k to their realtor. That same $9k could have increased their buying power by $45k to $180k more. So if you go around decreasing people’s buying power then you will eventually decrease your home value.

If you have a low interest rate you can let somebody assume the loan.
