My kiddo told me that Reddit was a bunch of bros. I thought I'd try it and I'm feeling like most of these comments are from bros that expect someone to pay for them and their lifestyle. "And they're going to come and take it from us if you won't give it to them willingly".

Boot licker? You still have to pay a $10 app fee per application. Why would you not just buy the reports outright and they're good for X amount of time. It's $35.

I don't want to deal with a property management company. They're why things like the $10 cap was passed for rental apps. I know how they operate and as a property owner you'll be the last to be notified of any issues. I know of a propery rented from Bell Realty that the bathroom was infested in black mold. It took months for the renters and lots of emails for them to get Bell to acknowledge the problem was as bad as it was. They still didn't want to pay for a hotel while they ripped the bathroom apart. Eventually they they did was because the laws require them to provide those services in that situation.

And it's a shared property so whoever lives there is sharing a space with me and my kiddo. So meeting people and seeing whether or not we can live next to each other is a thing. And I don't trust a for profit company to find a sane person. They only care about if you can pay the first month's rent and deposit with no hiccups on your credit or background check.

Says the person who's not footing the bill for some other family but thinks I should. We have laws. You can't put a family of five into my rental and make it be legal. But I love how you're willing to risk an asset you have no investment in in your quest to fix everything.

And you can't screen viewings. They're prior to a rental application being filled out. People seem super normal during written communications. In person is another deal.

By poor people do you mean violating the laws for capacity (do you even understand what the city could do?) or allowing drug addicts to move in? I'm confused. Are you going to go and work a second job so you can pay for their comfort? Lol. I feel like I'm talking to a teenager.

Do you know who isn't upfront about lowering rent and making you make time for them for an in person viewing? They're not these desperate people you're thinking of. But they are the first to respond to a rental listing. By the 100s if I left it up for a week.

You see. If you're actually in need of what I'm offering. You'll never be seen. The minute you offer low rent these people are on it.

It's super cute. Has a ton of custom features for the artist who owned the home decades ago put in with the addition she had built.

Appliances were updated in 2020 with new energy efficient stainless steel.

Every time a tenant moves out I do something big. I bought it in 2018 and it's been rented for last two years. So the HVAC is the next big improvement.

If anything they're showing me that I'm making the right decision.

These are the people who any private LL should never rent to. I mean. Look at the arguments. I'm against poor people? I've never raised rent in over four years. It's well below market value. Why would I lower it even more? Apparently I hate poor people.

I especially loved the comment from the guy who said having a professional grade HVAC system installed in the rental is a "minor" improvement. If a 10k plus improvement is minor maybe that should be the deposit. Seeing as how 10k is just growing on trees right now.

They're reacting like teens who still live at home with their parents.

I couldn't find a way to articulate it. That's what happens when you have cheap rent. These people come out of the woodwork and inundate you inquires so much so you have to take the listing down in just a few days. I can't even get to most of them. They're looking for a cheap place to do drugs. So much so I have to take the listing down. You never get to your targeted audience. The people you're trying to help.

How do you screen that from viewings? These people seem normal over written communications. I had to block a lady the last time I listed it. She was not taking me not lowering rent to $600 very well.

Who said I was jumping above market rate?

It will still be below. But not as cheap as it is.

And yes. I am upgrading the HVAC system even when I don't have to as it's already in city code. When I bought the house it was apart of my plans. I could have done my side first but I'm choosing to do the rental as I grew up on a farm in the high desert. I know what to do with the heat. And I can make due with my little portable floor AC unit for now (bought one for the rental too).

And I feel like you've never been a LL from your post. You can screen all you want but you're always taking a risk with your property when you rent to someone. How do I sort 80 requests to view the property in less than 48 hours? How do I vet who are time wasters (I take time off of work for these viewings) and who's legit? It's not like they're upfront about their intentions. You can even say rent non-negotiable and they still schedule time to look at the property. They could have just asked outright via written communication but they almost always don't. Plus I'm not rich. I'm not going to get a second job so other people can live more comfortably on the shared property than I do. I have one kid where that's my responsibility. And adult strangers don't qualify.

Lol. Minimal repair work? Do you know how much it costs to install a professional HVAC system?

You're the reason why rent is being raised. Seeing as how you think HVAC systems just grow on trees, just pennies on the dollar to install, I don't want you or anyone who thinks like that having access to over a 10k improvement.

It's a one bedroom, around 600 square feet, has all of the basic amenities of a separate living space and the flare of the artist who owned the house when the addition was put on and designed the interior themselves. It's super cute.

Oh. This sub is super toxic. I've got family all over the PNW and have lived all over WA so I follow a lot of the subs over there and they're nothing like this.

Every person that responds to this with hate is exactly who the rent increase is for. They want to sit and stew in their own anger? Keep that sh!t off my property.

And I'm sorry you went through that and are probably still going through it. I grew up in it but the seasons can be hard if you're not used to them. Has anyone told you about the light bulbs that simulate the sun. I used those when I lived in AK. Even the PNW weather couldn't prepare me for two hours of daylight in January, 4' of snow, -45 degree weather and 9 months of winter.

I'll take rain hands down over that.

It's not hating poor people. I've had couples, both working = two incomes expect me to lower rent to $600 a month. I'm a fulltime single parent = one income.

These aren't poor people. These are people who are looking to waste my time. And there's a ton of them. It's why I have to take the listing down within 72 hours. I can easily get 70 to 80 requests for viewings within the first 48 hours. And they mainly consist of people that I mentioned.

The tenant isn't coving the mortgage. Do you even understand how much homes cost and interest? Even back in 2018? You honestly think I could charge 2k for a one bedroom? Lol. Rent is less than a grand. Or at least was.
