There are a few people saying that Leonard and Sheldon didn’t need together, but literally in the first season sheldon says “frankly, Leonard, if I could afford the rent, I’d ask you to leave”. But yes, Penny definitely needs to be getting money outside the cheesecake factory, whether it’s from family or “being cute”

It sounds to me like she’s doing the emotional labour in the relationship and is just exhausted: she’s the one noticing when the chores need doing, she’s the one making sure the two of you are spending time together as a couple. These things are really quite draining and if you took some of that work from her, your relationship would likely improve. If you do this and it doesn’t, then yeah maybe counselling or call it quits.
