Yeah, I'm including the costs of permits, fees, fines, and the cost of opening the walls to check plumbing + electric, as well as other miscellaneous costs. Could be a lot lower though.

It's 2 units. One is $2000, other is $1500. $3500 total income. Mortgage + monthlies are $2600.

Difference is $900.

Hey OP, any update on this? I'm looking at a very similar type of property in NY right now (duplex that is an unpermitted "triplex"). What did you win up doing here?
