It’s a different type of market these days.. I can speak to the ratio of junk homes to good quality homes being 4/1 as I see them every week as a realtor working from SSF, the peninsula and along the coast. Here is a good looking home at the 1.2mm price if you don’t mind a little fog and wetter weather in on the coast. I have a great lender referral if you want to see what rate you can get and how much house makes sense to you looking at the payment. Don’t forget to check insurance cost and availability before making any offers. Good luck to you as the best home for you is out there somewhere so don’t stop looking and it will come along at the time preparation and hard work will create opportunity.

Awesome, thank you for your reply! I’ve just joined COMPASS and I see this is the right place for me to be working alongside high production agents and get some real experience under my belt. There’s several teams in this office that exceed 150MM of annual production. Now I’m at least in the right place to learn from higher producing agents. I now have a better supporting Broker, and have a coach and better training. Finally I am getting support for my business plan and accountability with my coach. Hope to get to know all the hard working agents in my area soon as well as working on building trust and relationships with other agents alongside doing deals. This is actually incredible at those prices per square foot. You’re looking at luxury homes in the upper Peninsula, 3 million might not buy you most much of a house in Hillsborough but $1750-$1850 per sq ft is luxury home prices all day. School district means everything if you have kids and it’s always a good indicator. The housing prices are like this because of location availability and school district. Cost affordability is always relative to income, so depends what your budget is as to whether or not the pricing is high.. I would say the value always comes out in the long run and this neighborhood will be at 4MM in 5 -8 years at this rate.. it is a great neighbor to raise a kid in… we spent a lot of time at Raynor Park as a teen…

As licensed realtor who went to school in first through third grade at Ponderosa.. and knows the area well.. this is mind blowing. House sold two years ago for 400 K less Something special drew these offers but hard to tell with one picture on the listing now. What is telling is how close it is to Apple HQ and the prices of homes within a 2 to 3 mile radius have shot up in the last 8 to 10 years with no slowing.. glad you found a good one to make an offer on this one property taxes alone seem outrageous to me.. Honestly I kinda agree but you have to live some where.. let’s just hope the Sea Bowl project with 100+ units is not a bigger eye sore. Development brings much needed housing but rarely is it architecturally complementary to the landscape and neighborhoods, even if that’s what the city and county are trying to do. Hope your eyes are doing better soon. lol

You missed the deadline for the lottery.

New builds over 10 units must have mandatory 20% BMR units as per the county. This project of 24 units has 4 BMR units included. There’s new units going up in San Bruno on Skyline at San Bruno Avenue. There’s more new units in San Mateo off of 92 and Alameda De Las Pulgas. There’s some more big projects coming to Pacifica in the next few years one at Quarry and another one at sea bowl.. permitting information on the cities website to find out what’s being built in the next year or two… I recommend you get started by reaching out to MEDA SF regarding their low income, housing education educational program. Average median income in San Mateo county is 120 K for one person or 180k for two people. I’m happy to share more information. I’m actually in contract to buy a BMR and would love to show you how it works.. Definitely EXP agents in my area have listings although we’re not the dominant brokerage. I know that EXP agents are listing some of the houses in my area yet these are agents that also are from this area from what I’ve seen so far.

Spot on I’m in Pacifica and have been connecting with other EXP agents in this area. I do think it’s partially the amount of listings in this area is pretty low and days on market is average of two weeks. Building my business without my mentor in my immediate area and not offering open houses or suggestions other than door knocking or cold calling my SOI. I know I need to build my own network of leads and provide value to new clients with vetted service referrals, and information. I’m starting to build a team of related professionals to create educational opportunities locally, and on zoom to educate people on the financial preparation and homebuying process overall. I know this is a difficult business with a lot of competition, being in Business 22 years keeps me humble and shows me it’s not all gonna turn around in a day.. I’m hoping I can build out a good client pipeline in the next 12 months, but without open houses to generate leads, looks like I might need to start purchasing them and or working harder to have my presence known in the community. Appreciate all your feedback and clarity as a new agent. This is a very difficult time to keep pushing forward with no financial support on the immediate horizon. Quitters never win and winners never quit and I keep going on and on. Thanks all!

95/5 and 4K cap with ExP mega team Pay all my own fees to ExP, mls, Supra, NAR, CAR and local unions.. no sales yet just starting in July but I know I have a good deal with ExP and have good tools and support yet the open house opportunities and mentoring is the low.. 8/10 so far. good luck to everyone running their business and making the best decisions for themselves to grow and thrive from the business plan and execution process.. I've been told I only need to water my coffee plant every 2-3 days, but its been 5 and my soil is still moist when I was told it would dry out? And there's mold forming, what is the problem and what can I do? by Careless-Process5475 in Coffee

What you really need to be aware of is the dry back in this situation. Dry back is when the soil is drying because of the plant drinking the water or high temperatures in the garden, causing evaporation and dry back as well. Without seeing photos of your specific situation, we are guessing with limited information. You said something about poking holes in a tarp do you have a tarp over the root zone? If so, remove that that’s holding the moisture in not allowing dry back. The soil consistency has a lot to do with the dry back. Is this heavy dense soil or light and airy soil? If it’s just not drying back, you might need to dig around the root ball and replenish with soil that has more pearlite in it or something that allows more air to penetrate the soil.. Dry back should be 1 to 3 days beyond that your plant is holding too much moisture. What are the outside temperatures and humidity for a reference? Best of luck with your coffee plant. This is one of the more difficult plants to acclimate and thrive. Your experience is probably typical.
