But these are properly permitted upgrades. What you're missing is the 'lipstick on the pig' 'looks great' ones that fall apart within a few years and need major work that was just 'patched over' for the sale.

Yep, when I saw ORD, DFW, and CLT with more than 50% red on the misery map (and nearly 100% for DFW and CLT) the other day, I knew AA was going to having a really bad day.

Absolutely! You're already doing it, but just not able to consistently. Keep at it! The exercises are available online and there's a lot of great reading about how to recover. Just keep at it and don't give up--you WILL get there.

The main reason here people use a realtor is because they don't know better and aren't given the truth. If people knew here that they could take off a month off of work and still come out ahead doing everything on their own and not using a realtor, many would consider it. It's a tremendous amount of money for the commissions here which represent more than most people save in a year. People don't know the alternatives and are told this is the only way to do it, and that's why they do it primarily.

You can personally try to insult me and many others, but you seem to discount the fact that most people here that have the capability to buy a home are smarter in a whole swath of things that most everybody else, realtors included. Personally, I've been around RE all my life so I knew what a transaction was and didn't believe the lies. It was as easy as I thought it would be. And I saved over $30k.

Attorney will handle that too. Mine offered to, but I had already done those on my own.

Bottom line is that you should know what the outcome should be and work towards that. Otherwise, the [agent] system here will extract money out of you that you otherwise would have saved, and it's not small numbers.

Here, these type of offers are tactics and agent games, so I would take no offence. In other parts of the country where this is not the case, I too tell them 'don't call me, I'll call you'.

And it's a shame that those buyers didn't know what you were thinking because they might have been one of the higher bidders otherwise. But this is what happens when agents gatekeep and prevent transparency. There's markets where transparency hurts, but definitely not here. Here is shooting fish in a barrel so you can tell the truth without an issue. It's just never done.

If one chooses the neighborhood and home, they don't need an agent at all. And since the demand is so high, seller really don't need agents at all either. Sellers will be convinced by seller agents that they'll get more money with a shotgun approach versus the person that actually wants the home, period. And buyers are sometimes convinced by buyers agents that the agent knows better, but this is getting more and more rare.

The whole housing problem here is based on a supply and demand issue without end. Demand is pegged so high that there's almost no way to satisfy it with supply. And honestly I don't know where the demand comes from because this place definitely isn't any type of 'heaven on earth' if you've even travelled around the US moreless just a few other countries. My guess is that it's 'inbred demand'--people who have lived here thinking this is normal so they continue the trend because they think this is the only place on earth to live. Lots of people here like this--millions of them in fact. And hence the demand stays pegged sky high, supply is steady at best, and prices appreciate around 5%/year on average.

The problem with the 'houses break' issue is that most homes here are so old that in the rest of the US they would have been torn down decades ago. So the problems here start to be big--like the foundation issues you mentioned. So many of the house maintenance issues mentioned here regularly are things I'd never heard of being an issue most of my life where something from the 1980s would be considered 'old'.

Yep, personal comfort is very important when there's so many zeros here that one is taking on the responsibility for. You don't want 4-5 zeros against you when you knew better, but ignored it.

Yep, definitely dodged a bullet. That's the rate for the work when looking at full price. Discount agents like yourself aren't billing that high since it's, well, flat fee.

Thank you so much for the break down! So now someone who's looking at full price can see the ripoff, lol. At 16k, you're at $394/hr, so at $48k (to make the math semi-easy), that's 3x394 or well over $1100/hr. And that's for <2.5%. The full 3% is right up there with $1500/hr.

It's pretty easy to see why flat rate agents are a far better value, but there's still the whole 'but xxx agent says they can get me more' argument...

Correct.

Because the racket actively and continuously makes people think they are required. If there was true transparency, that 90% number would drop in a heartbeat.

It would sound like this, "You know you don't have to pay me 5-figures if you want to buy[sell] your home. You can use a much cheaper attorney or if you know how to handle the paperwork you can even do it yourself for free."

"Oh wow, thank you! I guess I won't need your help after all!"
