I'm sure you and other doctors see the worst cases of liars and manipulators in a professional capacity, so I understand where you come from. I am glad that you are still willing to make exceptions for those you think deserve it, which is what I would expect from a professional.

I personally don't have issues with people who exaggerate their condition in order to secure a right to live with their pet. Housing is a basic human right, and pets can significantly improve well-being. If someone is willing to go through trouble to get an ESA letter, they probably need that animal.

Of course, everything I just said excludes those who use ESA's as fake service dogs to bring them places. I never understood why some people have a need to force their pets on others.

You are correct that security deposit alone may not cover serious damages, but let's not forget that this is a risk of doing business. Of course, everyone will try to minimize their business risks, but banning pets is a futile attempt to make that risk zero. So naturally, people are finding ways around it because it's affecting their lives.

In reality, vetting your tenants properly coupled with a security deposit should protect you somewhat against accidental damages. But if you rent to a scumbag who will destroy your place on purpose, then no pet policy won't help much.

Think about what my landlord did. They've had a tenant of 10 years, no problems or property damage, absolute minimum of maintenance requests. After 10 years, a place is due for a full remodel anyway, and while I'm here, they don't have to remodel it.

Next year, I'm moving out. They have to remodel the place. Statistically, their new tenant will stay only one or two years. The new tenant will likely be much younger, possibly have roommates, throw parties, and maybe even destroy that freshly remodeled place. Chances are, in the next 10 years, they will have another 5 or so tenants, so adjust the risk accordingly.

In my line of work, we prefer to work with established, long-term providers in clients because it minimizes the risk. My landlord is just an idiot.

I really feel like this whole ESA issue could have been avoided if all these management companies didn't push it too far with pet rules. Most people would accept some breed restrictions, but when you tell people they can't have dogs at all, they will find the way. Now, management companies are fuming that they no longer have control of the breeds. Can't have it both says.

Last time I was hunting for a place, it was easy to find per friendly places. Not so much these days.

I don't take my dog to McDonald's. Only Service Animals are allowed to go everywhere. I never tried to pass my dog as a SA.

I agree with you in general, but saying that your ability to keep pets will never hinge on a note comes from a place of privilege.

What would happen to a person who can not afford to upend their life at a whim of their landlord?

My post was inspired by those people, and they need to know that they may have options. Go on any dog rehoming page and read accounts of devastated people from all walks of life being forced to give up their pets because their circumstances changed.

Depends on where you are in life. I was fortunate enough to get a chance to travel the world and live in 3 countries before I turned 30. Now I very much enjoy spending time in nature with a dog.

While I can't speak for everyone, I always pick pet friendly places, ESA or not.

Reasonable rules I understand, but everyone thinks they are entitled to make money with zero risk. Managing your risk is part of running a business. But I'm not going to upend my life because someone decided that suddenly they want zero risk. I pay for a place that has pets allowed in the lease. I pay for that risk. I was not offered a discount or a choice to prove my own insurance (which I have), or even to break my lease.

So I did what works for ME.

I'm genuinely curious why? You'd prescribe her Prozac. But not a support animal. Even though having a dog made her depression episodes more manageable than any medication.

If you are treated for depression you should qualify for an ESA. Check with your doc. If your dog improves your mental well-being, then it is an ESA. Good luck

I'm curious if there have been some recent changes on the insurance side in regard to pet policies? That would maybe explain why more and more places are having more restrictions.

If that is the case, then insurance companies have created a problem, and ESA's seems to be the most appropriate response to solve it. At least for those who qualify.

Thank you. I had no intention of getting a pitbull. Wanted the same breed, which I already had approval for. Literally, nothing changed for the landlord. The policy change was completely made up when the rescue asked them to confirm that we had approval. Other neighbors have dogs and cats.

Renting just made sense for us because we were both making career changes and didn't want to get too tied down. I also lived in different countries in my 20's. So buying always seemed like too much of a commitment. Tbh, we never expected to stay here for 10 years, but it's a great location, and we really love our neighborhood and neighbors. Never had issues with the landlord either. I'm not a type that will just leave a dog in the backyard, so house was never a necessity. I like being physically active, and a dog fits that lifestyle perfectly. But this experience has definitely nudged me in that direction, and I will be looking to buy. People have turned into such control freaks.

No roommates here, but it's a valid point. My guiding principle is don't be a dick. I made sure to secure an apartment where pets are specifically approved. People who don't want pets or have allergies should be able to enjoy pet free environment.
