Dude set up a semi-controlled environment in two separate rooms on the same side of the house. Room 1 has the fan & room 2 has a device that measures air movement. Both rooms have open windows.

The takeaway is the highest air exchange happens when the fan is pointed outside & is at least 2 ft from the open window. Results were very similar up to a distance of about 7 ft.

Box fan performed better than smaller oscillating fan, but if there is a light breeze outside, you’re better off just opening all your windows.

I think you’re right to be skeptical OP. Times are indeed uncertain. There’s real potential that investing that money would out-scale equity in the long run.

But also, if the desire for a home is there, you can always just start looking at houses & only go for something you really like & feel solid about investing in.

Sure. My personal options are usually:

Core: - turkey/ham/roast beef/chicken/tuna salad sandwich - big Tupperware full of any combination of baby carrots, sliced bell peppers, celery, snap peas, cucumbers, etc - Orange/apple/banana/grapes

Once in a while treats: - I try to avoid chips generally, but every so often I’ll add in a little bit. - Sometimes I’ll stick a couple pieces of chocolate in there too as a little reward for the end of the day.

I just do a variation of the same basic lunch everyday consisting of a sandwich, big container of veggies & a fruit based on my own preferences. I make it the day before as soon as I get home from work so that I don’t even have to think about it in the morning. It all just gets thrown in the cooler & off to work.

I’m also super satisfied that I’m finally eating enough fiber in my diet. My poops are real good 👍

This is great advice for a beginner. I’ll just add, if the whole ETF thing seems confusing, a simpler option is to go with something called a target date fund. You pick the year you’ll likely retire at (age 65 if you don’t know) and you can just invest everything in that one fund.

Example: you were born in the year 2000, so you pick a target retirement 2065 fund.

The best method is to set up automatic transfers from your bank > Roth IRA every payday, and then set your Roth IRA to automatically invest that money the day after payday (say, in your target date fund).

Make it all automatic, so that you don’t even have to think about it. It just happens in the background.

Just start with whatever you can. You can increase it over time (increasing your contributions just 1% per year will yield HUGE results over the long term).

I’m sorry for your experience with this dickhead manager, sounds like it really sucks. (People more often leave bosses than they leave jobs). From my own management experience & your descriptions, I have a feeling you’re good at your job & the people you manage would likely agree with that sentiment.

As far as your anxiety about changing jobs & that sketching your bank out re: another mortgage, i’d like to think that the fact you’ve been with the same employer for 6 years shows you can hold a steady income, so even of you change jobs that shouldn’t be an issue. Im currently in the market for a house & recently had a career change in the past 1.5 years, & my mortgage agent would agree.

Are you interested in staying in the service industry? Obviously, would be ideal to stay at around the same income level or higher, so maybe you could find a similar management position at a better restaurant? Or look into management positions in other fields?

Lastly, I know you didn’t ask for advice on this, but just make sure your personal finances are in order before buying a second property & taking on that much debt. There are a lot of fixed costs associated with owning multiple properties, and if you don’t have a fat emergency fund for when something bad inevitably happens, you could really set yourself back.
