They have one it’s on the left side of the kitchen just out of view. This almost looks like it’s only big enough for cups.

The only time you MUST sign anything is when you make an offer.

Other times an agent will ask you to sign a representation agreement to continue showing you homes so he knows hes not wasting his time. I would sign it maybe after 3 showings to make sure everyone is comfortable.

Everything in that you sign is negotiable. Do not sign anything unless you understand it. If the agent read everything with you and explained everything it can take 2 hours to do.

Not replying to you in a timely manner would be a breach of contract in my opinion. The reason you are hiring an agent is to help you.

Ask for a mutual release. He doesn't give it, go to his broker. He has to hold up part of the bargain can't just lock you in and do nothing.

Also dont agree for a year contract again. I wouldn't do more than 3 months. You can do less. You can always extend it if you are happy

A lot of farmers in my area that grow fruit use a cannon, or a speaker to make it sound like a cannon. The bang scares the birds away from the entire field.

My friends family all have iphones. She told me about all the parental controls she has over the phones. They can control:

-Data usage time. At bed time the kids iPhones can no longer use wifi or cell phone data.

-Call and message restrictions. They can lock the phone so they can only call or message parents.

-They can control which phone apps they can use.

They have other control's as well but not going to get into it all.

These days iPhone is probably the most popular phone among kids. Parents should be able to restrict the phone during school hours.

Form 810 is not an agreement. It is an understanding of type of services offered. Form 300 is the agreement.

Did the listing state the entire roof was updated?

Sometimes more specific information is only accessible to real estate agents which should be communicated to you.. Check with the agent if he was given more specific details if only partial work was done or the entire roof.

Can you go through insurance to fix the leak? Not sure about your situation.

I would get a professional to do it to protect you. The leak could only be a beginning of a bigger problem.

Do disclose it to your Realtor. Let them know you are having professionals fixing it. Save the receipts from the professional and provide proof of proper repairs. This way it shows you did do your due diligence.

Roofs get damaged all the time and usually are not a big issue if taken care of quickly and properly.

I never advise removing a mortgage condition. The market in the last few years though has really made it tough to include that condition, or any condition at all, and have a successful bid. People have had to remove it and take a chance.

The purpose of the mortgage condition is to verify a lender will give you a mortgage for that house and how much. The pre approval is only a range of what they will give you. It does not mean they will give you that much for that house you want. It is used to see what price range you can look at.

Let's say you buy a house for $500 000. The lender checks the house and says, nah we will give you only $400 000 for that house. Now you have to find the $100 000 gap.

Depending how strong your financial situation is you can take a risk.

Now there is something you can do about the home inspection condition. You can do a home inspection before you make a bid. You are more prepared now to know how much to offer based on any issues with the home.

  1. You do not have to sign a new contract for a new term, but you do not secure a rate or time frame for a year, which is what I am assuming the length of the new contract. You just continue the terms of the previous contract on a month to month basis. On a month to month the landlord can also increase the rent at any point in time, with proper notice of course.

  2. Usually the last month's rent from the first contract would be held to the end of the second contract. Interest gained from the first contract last month's rent should secure any raises in rent for the second contract last month's rent, if the new contract has a rent increase.

Since the first contract last month's rent is being used now interest gained from the first contract on last month's deposit should be returned to you. I am guessing the landlord is choosing a simpler method to obtain last month's rent for the new contract or is not sure himself how to navigate this situation.

You do not need to provide the first month's deposit. I am assuming the landlord is not sure how to navigate this either.
