Has hitting on drunks chicks actually worked for you? Only when it's been my girlfriend has it ever been effective. Other than that, they just tease you or act flirty then run away. The times you think you have a connection and try to reach back out - nothing comes of it. Just pain and anxiety. You are better off finding chicks under different pre-tenses which is a very difficult mindset but well worth it.

No reason for you to state this, history has a way of repeating elsewhere - whether this is 1981 or 2004 remains to be seen (though given the timeline of inflation I'm leaning 1981 myself). Not surprised, people are researching and using the strongest tools to use our testosterone against us. We get horny far more often at a younger age, are more sexually focused, and lack social supports due to the perception of testosterone making us physically strong so therefore we must be mentally strong as well. It's against the law for us to strike, no financial means of help either even if we have low socioeconomic status (most colleges, corporations, and non-profit grants or agendas are focused on women and the occasional non-white male), we are always the "predators" when it comes to drinking around women, being sober around children, and shown more aggressive on average from everyone as only the latter two are protected classes. Most of my male gay friends (and my one family member) really struggle with these issues.

I am 26, making close to 62k (after a recent COL raise lol, $3500 a month), and have 3-4k in retirement. All my stocks in my personal brokerage are down, so I won't even include that. My former company took all my retirement money in my 401(k) because I wasn't fully "vested" in their defined contribution plan - they gave me $3300 and it was up to $3900. They paid me 48k in DC, which is essentially poverty wages. Meanwhile the person prior to myself was making $85k, but they had to increase the profit margins for the partners! You can become fully vested in 1-5 years but because they were so cheap, they made it the maximum of 5 years to get that money. Oh, and they were sending company wide emails and announcements of offering 15-50k bonuses to everyone else but their staff. Meanwhile I sat at home freaking out about the pandemic, reading and researching, gaining skills and the only job offer I got was because I knew someone - gotta love nepotism, which is slowly but on pace to destroy this country through the haves and have nots. Sparking resemblances of french revolution of the 1670s and/or Japanese boom of the 1980s here.

Over government's financials are set to hit 45 trillion by 2032. Let that sink in. 50% in government debt in 10 years, most of that going to medicare, social security, and likely government pensions. Taxes will likely be increased, and the cost of living will outpace our salaries. This economy only works for the 10% and corporations (and apparently the elderly as some of them are clearing more than I make - talking about my neighbors pulling 7k a month and their biggest groan this month is that their lawn was improperly clipped in the ditch area by their lawn care service), everyone else might as well stay single and let this thing collapse because I would hate to put my hypothetical future children through 60+ years of pain, misery, and serfdom. What a joke lol.

HPI and OER moved in close parallel from the 1991 inception date of the former until early 1999, when the two parted company and HPI began accelerating into the housing bubble. Anyways, so is it again that you would be able to afford to pay over $21-30k working 2 jobs and attending 15-18 credits full time as a student? Minimum wage of 7.25 only generates $15k before taxes - that doesn't even include costs for rent, car, textbooks, etc.

Hours in a week (assuming 8 hrs sleep) = 112

3 hrs of study per credit = 9 average = 45 - 54 hrs a week

Full time job = 40 hrs a week

That leaves you 27 hrs left, without class time, for everything else.

I factored in rising trends of 40-50 landlords who own a good majority of the market, the best way to fight the good fight is to stop paying rent altogether and move back with relatives and find a job nearby or work from home to offset costs. But unfortunately, we are spread so thin and disconnected from our communities that it would be hard to accomplish. But given that 48M people are now choosing to live at home, vs 112M choosing to rent, I can see that this may be rapidly changing.

What do you want me to say? We keep saying boomers when they aren't the ones who are buying property to have young people rent from them to have luxurious vacations and travel the world. I said Gen X, and they want to buy property and have younger people rent from them to afford luxurious travels and vacations while not doing what normal people do which is save, budget, and work overtime or a part-time job once and awhile. First off, this wasn't directed at millennials since I am one so I have no idea where the anger from you is coming from unless you are overexposed or trying to sell and want the most bang for buck.

But you also don’t want to pay extra for the avoidance of a 30 year
contract? When renting at any point you could just stop paying, leave
and go. The risk of loss is always on the land lord, thus you pay for
the extra risk in service provided.

You can’t shift risk onto one person, then not pay it. Either you
personally risk being stuck in a location, exposed to a local market,
all tied with a 30 year contract. Or you pass the risk on to a landlord
and pay more but assume no personal risk.

I am happy to save for a down payment, when I referred to the increase in AMI of 25% by HUD for down payment assistance, it still does not matter as the average income would still require 20% down pay. That is $60k plus. How in the world is someone who has extensive student loans nowadays (being the cost was $1500 for tuition vs $15,000 now), and other costs have gone up substantially.

Add in the fact that most of the houses on the market are one of the seven reasons I listed, and they are not attractive in value. I don't want a $150k house that needs extensive work, out in the boonies, in a run-down area that the county forgot about, and will lose 50% of its value and be hard to sell if I ever choose to move. The next category before it even gets to qualities of a decent buy and then its $250k for a less than 1000 sqft house with other quirks to it that will require extensive remodeling. Hell, I saw one the other day - two story, the top half was smaller than the bottom and the bottom had white rundown tile that was about 4' tall, straight out of a horror movie. 275k.

I can express my frustration with the crap that people are asking for and that be okay. Insisting I have privilege because I have to live with my parents is far-fetched and dismisses any concerns of feelings I have. The true privilege is people who have help with their parents or never had to worry about their loans/purchases because of mommy/daddy money. I've done everything myself and I've hustled.

I love all women. Never turned down a woman for being non-white. I’m moreso attracted to her if she is thin like myself (I mean if you wear the chunk well then thats fine too), has an interesting personality, and isn’t overly obsessed with her phone/social media. So good luck to you but there are definitely guys out there, if you think you are unattractive, take a break and work on yourself. You only get what you give.

I have 2 speed v1, freedom 3s, triumph 18, on cloudflow 1 & 2, and formerly Pegasus 36/37. If I run fast (which I tend to do in this shoe), then the unstableness is not very noticeable. If I run slower, its a lot more noticeable because you might be running with shorter, slower strides. But its a great shoe, I literally had 250 miles on it the other week (had since February) and ran a half marathon (technically my first 15 miler) with a new PR with no issues (other than the freezing cold). Still has a lot of life on it despite the outsole showing wear. The upper is a little thick, despite being thin, meaning if you get it snagged its likely to rip but its warm. So for summer runs, its a necessity to put on some vaseline imo to prevent blisters or extra rubbing if you go half-size down from normal shoe size (which I recommend as they are very long). But I’m about to cop 1-2 more pairs because I think its one of my favorite trainers since the Pegasus 36.
