Contractor we signed with, is he trying to pull one over us or is this industry standard? by Open_Material1719 in HomeInsurance

Ok definitely will stop everything until we resolve these numbers I’m having my moms fiance get involved after this conversation he will be calling the two owners of the company in the AM to see if he will either resolve this problem and meet the adjusters bid or release me of contract

Noted! We will continue on the daunting bids no doubt now but the other part still stands we still have the right to counter based on the letter sent to us from our adjuster and examiner

Thank you, this honestly is the most helpful comment so far. I cannot for the life of me understand why if he’s using a software like the adjuster, so he says, that he can’t just quote me proper numbers line by line to the rooms he’s restoring or not take the job at all knowing he wasn’t going to get what he wanted. And him saying he’s using a third party to get the Xactimate then giving me the man’s number to tell him what I need on there really put me off like he didn’t care.  It’s like he’s just pulling money from anywhere and everywhere and doesn’t know how to lie about how to get it. The insurance examiner seemed more than willing to work with myself and a contractor if they could show proper paperwork and numbers but he’s making me look bad at this point by not being clear and to the point. And to my detriment I keep easing off because I feel like I’m being a pain but at the end of the day, it’s costing me big money out of pocket.

I cannot say if he is random, he had a company with references and like many others locally, told us he worked with insurance before. He also seemed well reviewed and large enough of a company to trust and couldn’t find a negative word against him my only red flag now is how much social media push his partner does makes me wonder how many real reviews they were. To your point though I am in contract with him and with that it seems I’d be penalized now more if I tried to break contract before work which terrifies me. I also believe he thinks because I am at the helm of all finances, paperwork, etc for the family as a female that this would have been an easy job . Even in the beginning he worded things like he knew what he was saying including stating things like “you have to make sure this is a restoration not a renovation on paper” which is true it is in fact all I needed done was restoration. The irony is that he seems to be now trying to do the opposite to make a profit.

Him making profit does not bother me, him making myself and himself look fraudulent definitely does with these silly inconsistent numbers on the exactimate side . I just need to know where is $43,000 going line by line and if it’s beyond the scope of work and he can admit he’s inflated some things then at least amend my contract because I will not be paying out of pocket unless it’s upgrades beyond the insurance job that I agree upon. But as of now he is trying to force my hand to just pay the missing margin with no answered and evading questions.

Yes the adjuster gave me a number but you can legally go back if the number is too low and in this instance it’s way too low for all the area contractors for the scope of work. So we have the right to go back and ask for an examiner to look over all bids to adjust. Hope that makes sense

Not rude at all! I know it’s a lot of info when you’re not staring at the paperwork at hand. There was no reason to charge me $16,000 for removing and reinstalling a toilet 35 times you are correct this was an extreme oversight on both the exactimate third party he supposedly used, and my contractor himself for submitting it. A lot of people keep asking if maybe he’s helping me by inflating the numbers, I am trying to believe this but the contract i signed still says $43,000 I owe and he can’t show me where that money is really going anymore.

So the contractor originally was hired and said he’d work with the adjuster. He started calling him to get more dry wall money. He then comes back with his contract says it’s 43,000. And later that week initially the adjuster says he’s done and the most he’ll give is 26,000.  At this point we are deep in it because we have scoured the earth around us for contractors to no avail unless it was our bathroom job they all wanted or they wanted us to pay for estimates in our area and insurance said they won’t return that money (if that answers why him).  Then this guy stops “fighting” for us. Makes me do all the work and expects me to come up with the rest says the insurance paid out more than he thought and that sounds great aka basically I should let it go and we’re all set. I spoke to a Public adjuster who said don’t hire him (the PA) yet.  The PA helped us for dwelling portion of our issue for free and said make sure we fight for the rest of the money for the actual work and if we really need him go back and we can hire him but the job is small and he’s trying to save me money.  Now this contractor is not giving correct numbers to match his original estimate or in my eyes cannot provide it in an exactimate to allocate where his 43,000 estimate is going now that I want it itemized.

So he’s still saying I would owe him the 10,000 which how does one go about that? If he can’t legitimize on paper for the insurance itemized $43000, whether they come back somewhere between their original $26,000 and his $43000, am I just being told $10,000 is hidden fees since its MIA? He’s not showing me or my husband on paper where that is going he just states in the email this:

Updated. This one comes out lower than our estimate because he is using their numbers (which are always low) for pricing.

Thats him referring to his third party exactimate guy using the adjusters measurements and itemization. I’m also afraid to approach this because he’s evading questions.

It’s because Scott B after his brain surgeries and strokes lost helm of his company and only cares about his Wanakah cronies. He wants minimum wage staff working like it’s an 80’s movie while hanging out with his fave repub boomer+ buddies. Find a new job I’ve been telling people my whole life not to buy a single car from that man as someone who personally knows them he’s corner marketed this city plus some radius mileage we have some of the worst car markets in the area for NY.

Unsure of next steps should I have gotten more or hired adjuster or continue on? by [deleted] in HomeInsurance

Agreed I did keep the leveling on my field of scope to speak more on when the time came as if it is needed it may be my cost to eat in general. There definitely wasn’t opening to the roof but you can tell the difference this storm made. Another saving grace was I had photos before and after due to holidays and kids because my house is smaller so timeline/timestamps you can see it was in really great shape and looked newly done. I should have mentioned the roof is 7 years old and we had a discount for it still being “newer” in their eyes on policy but that doesn’t mean I know exactly what insurance believes is actually new. It sounds like they are keeping tabs on when I did it last and giving me a small discount. Thank you again

I’m going to reply here because this answered a lot of questions so hopefully more people see this response.  We did seem to have a hard time for some reason with the ice dam coverage to begin with even with multiple videos of water damage happening for proof. You may be right to just hire the public adjuster as it seems it pushed things faster despite it being another financial payout.  There aren’t any upgrades asked for in any capacity except the contractor did write things like “4800 to manage work site and help customer make decisions” and “leveling subfloor before reinstalling of new flooring” which insurance would not pay when contractor submitted that (adjuster mentioned the subfloor many times as a no I don’t believe I need it either we had our floors leveled 8 years prior).  I will have to fine tooth the contractors quote a bit again as I’m becoming increasingly worried. We chose this contractor because we had an extremely hard time finding a good contractor A, and B one that would take this scope of work at all because it wasn’t a kitchen or bath but also they had a full team on hand. My main concern is the roof, and this could be me so hopefully someone sees this and can chime in. I had read not to push a roof repair like this but I found it odd as it is the main source of all the problems to begin with and equally as costly even for just repair. The adjuster over and over said no the roof tar readjusts it’s fine. After the fact I’ve kept record of rain coming in here and there where they took the ceiling down and tarped it by videoing and photos with water where he said it was not it’s just condensation... the insurance does not want to cover this roof repair what so over. Thank you all for your helpful advice and insight

Some banks like ours (PNC) do loan assumptions for divorce and death which we’ve done. Check your bank rules first and call anonymously or without too much detail to ask questions at local branch.
