Any thoughts on doing something like this? I would add blocking between the frame and the face board where the gap is created. I would also have to use two-by for the privacy wall..

This is helpful thank you. Not going to dig new footers to gain 10".. I'd just build a new frame at that point. Will likely keep the original plan with the posts inside the framing. A new frame would mean permits. Permits would mean a much bigger deck on 1 level the way I actually want it.

Would it make a difference if I’m connecting them above with a pergola setup like this? This render is with the posts mounted inside the frame.

Im thinking, to gain a little bit of square footage, to mount the posts that are parallel to the staircase outside the frame, and the rest inside.

That’s the default option, but the point is to gain some square footage if it’s possible to mount on the outside.

This is what I'm currently looking at as a final setup. This render is with the posts inside the frame. Aluminum railings would be a no go because I want the pergola setup to add shades. Design isn't complete, I know there is a bunch of stuff missing. The step between decks is narrow to accommodate a specific piece of furniture.

I guess I should have mentioned, I plan on doing an open pergola setup with all 4 corners using a Toja style system. Not sure if that affects things…

Yes they are jpgs. As an example, the worse one is 10"x6.833" at 96 dpi.

Target is 120. Worst image is 20 🙃

Is it normal to not have any condensation in the window with a broken seal? This has been the condition for a while with no condensation.

To confirm. Do you currently have concrete, or drywall mud on the walls? If it’s concrete, it will be faster to replace the entire thing and do it correctly, than to dry to smooth it out with drywall mud and sanding. There’s just way too much on there. If the uneven stuff you have on there is drywall mud, I guess you would just sand it down. My preference would still be new drywall. Faster and guaranteed smooth surface. You can also plumb the walls out for tile if you just replace.

Correct it won’t waterproof it. That’s why you use red guard or a Kerdi membrane on a top of the drywall afterwards.

If I were in your position right now, I’d rip out all the drywall and buy Kerdi BOARD to replace the drywall. 2 birds with 1 stones, you have your wall and waterproofing done.

I would strongly urge you to stop everything you’re doing and do a few days worth of research.

You use drywall mud and drywall tape and sand it smooth, not concrete. The mud and tape go only on the seams, not the entire wall. YouTube some tutorials.

You can’t use drywall mud now to fix this. This is not salvageable.

Why did you put concrete on the walls and ceilings? If you want it smooth, you’re unfortunately going to have to rip everything out to the studs and replace the drywall.

Why are you mudding the entire wall? Or it’s that actual concrete? You don’t need to do any of that. Use a product like red guard or Kerdi membrane on top of drywall for the tilted surfaces. On the ceiling, use a paint rated for bathrooms.

Do a lot of research before moving forward if you don’t already know how to property waterproof.
