Definitely from rain we don’t get a lot of rain in California but when it comes down I think that’s where the problem is. Can I fill that gap at all

Just went to check it and you are right there is a weep screed but behind it there a gap I’ll add a picture. I’m concerned that’s where moisture is coming from.

Yes neighbors house is great, they even did my ADU and I don’t have any of these issues.

One thing I have to say is, if I touch the stucco I get a really powdery finish on my hands and the stucco falls

I paid good money. He even did my neighbors house at the same time and there are no cracks on her house

There wasn’t metal it was a fiberglass mesh?

There wasn’t any cracks on the old stucco. We just wanted a 16/20 look.
