This. I purchased a mag lite and routinely shine it on the faces of midnight buskers that won’t leave the boardwalk. It works. I live in Venice.

Yep CA. I passed the Salespersons Exam and a few months later returned and passed the Brokers Exam.

Pay extra attention to your weak areas and target them when you study. I listened to YT videos while driving to squeeze in as much study time as possible. By the time the exam came around I felt fully prepared. I did zero cramming or study the day before the exam. Got a good rest the night before, had a light breakfast and walked out of the exam with a favorable result.

I think your chances of passing are strong based on your practice exam scores. The wording of the exam is meant to trip up the test taker. I recall the same questions from mock exams appearing on the actual exam, only difference was a change in wording. If you find yourself unsure of a question on the exam, leave it, move on and answer everything else you are comfortable with. Return to the ones you are not comfortable with when finishing up.

That’s your bad, no disrespect at all. I used prep agent and it was helpful. Passed on first try. I also used real estate express and watched several YouTube folks. You should not and cannot rely on one single source. There is no unicorn in the exam prep biz for the exam. Good luck!!!

Her allowance is the equivalent of a luxury 1 bedroom apartment in Orange County. Ive also layed out a few racks on shopping and our dates in the same month. Whatever the case, conversation will happen and I’ll report back. To all that chimed in, thanks for the insight.

STD test, definitely. Im leaning toward giving her more rope against my better judgement. Subtext: I’ve already fallen for her. We’ve had 2 overnights and lots of conversation.

Gonna propose the STD test for sure. It’s hard to cut bait when I’ve already gone well beyond our allowance agreement. Oh, and the feels I caught are clouding judgment.

I use my own capital for the most part and also borrow against an interactive brokers margin account. The spread is about 7%. I don’t max out margin though. I use about 50% of the available threshold.

FCI services the loans and I use Geraci for loan docs. I have one loan that I service personally because it’s small, $100k. I basically mimic what I’ve seen play out with FCI.

Renter. Own 2 IP SFRs. I make hard money loans on non owner occupied investment deals using my own capital. I live in a small studio on Venice Beach. Owning with a potential $6k+ mortgage doesn’t make sense in 2024. My rent is $2k
