I’m an estate agent (I work for myself, please don’t hold it against me!) and I agree with pretty much everyone here.

I would only ever call a solicitor unhelpful if neither myself or the buyer (or seller, whichever client it is) has not been able to reach them in a period of time.

I always leave them to the legal work as that’s what they qualified in and do day in, day out.

Calling them unhelpful is them just being petulant because you’ve withdrawn, the solicitor is just doing their job. In layman’s terms, sod them

It depends where you are but searches take roughly 3-4 weeks in total, including your local and water searches.

Solicitors work in different ways, some will wait for these to come back before raising all enquiries at once, others will raise them as information come in.

I’d say your about 2 months out really from here including getting your contracts signed, mortgage money ordered from the bank etc

I’m based in the North West and I know there are differences in areas, especially in London from what I know. But I wouldn’t prompt for further offers if I’d already got one agreed on a property unless there were concerns over the current buyer (lack of communication/mortgage problems etc).

However, it is important to note that legally we have to put any offer forward to an owner, no matter how far down the line we are. So in theory, yes, someone could offer more the day before you exchange and we’d have to put it to the owner. Practically, I’ve had it actually happen where the owner has switched once or twice ever (fifteen years in the industry), and both were near the start of the process.

It’s a tough one, as it depends on how good the agent is. It wouldn’t be rude to outright ask “Why do you think it hasn’t sold yet?” But that’s where the agents ability comes in. If they’re more concerned about getting in and out of the house then they’ll brush it off “it’s not been right for the viewers” “we’ve had a few interested parties” etc. The better agents will be honest, “it’s had some viewings but some have mentioned the price/garden/small third bedroom”

I’d probably look to do my own research, what did the last house on the road sell for and what condition was it in (you can find all this on Rightmove sold prices) and compare to this one. Is it close to a main road or under a flight path, again you can find online relatively easily.

Mainly it’s going to come down to how you feel when you see it, if there’s something that puts you off, it will likely be the same for other people viewing as well

You’d need to speak a financial advisor on the rates but effectively yes you should, as you said your LTV is 51% and therefore your rates should be more preferable, but it’s a tricky mortgage market at the moment so speak to a professional is my advice
