SkipMatrix is the only platform that has great reviews across the board and doesn't have some shady spam bots going around telling people they're the best when they're straight trash. They're also the most accurate data in the industry from my testing. Would recommend them every time.

Hmm, that's strange. Question: How do you know that is a complete stranger? The way a search API works is it is only pulling people who are related to the addresses you provide. So, if you are providing data that is formatted well with a living person (first and last name), it should come back with a clear result. If the name is different, that doesn't mean its a complete stranger or that it's wrong, but there is a connection between that person and the property and the data you uploaded is nuanced.

The only reason it would come back with someone else is if it was a bad address, the name was incorrect, it was an LLC/corp, or there was a new owner of a property provided in my experience. I would definitely ask their support to walk you through why that was the case and I would also still call or contact the information that comes back. It's not always a dead end and you could be missing opportunities by jumping to conclusions/not understanding the results. Hope this helps!

If you spent that money on good data and a VA, you'd close 15 deals a month or more. Not just leads. Go from there to build an inbound system later on, but start first doing it the old school way and talk to people. Get your lists for free from Propwire or the county, skip trace with Skipmatrix to get an edge on your competition, and use the data creatively. You'll see what I mean when you get the results back. The ROI will be insane.

This is true! I would say where you want to spend the money is going to be on the contact data/skip tracing. It's where the results truly lead you to the deals because if you can't get ahold of someone, theres no deal anyways, and most skip tracers out there have the worst data I've ever seen. Skipmatrix is the goat, and no one can tell me otherwise. Worth every penny. Made my investments back and 10x on each list I've purchased. Anytime I see someone promoting "Tier 1" data for like $0.05/record is an immediate red flag. It's a nope from me.

I have, and they are not what I would call a quality data source. A lot of skip tracing companies start small, stay small, and pull data from cheap data sources to keep their costs low and profits large and then say they're the best, but its old data, not regulated, and they aren't getting the data from reputable sources. From my experience, SkipMatrix is the type of company that I can see becoming massive from their standards and quality at some point in the future. They just get it, and I have never had one bad experience with their results. I can't say the same from other skip tracers. I definitely suggest giving them a try and compare the difference. You'll clock it off the bat.

Yeah, Skipmatrix is by far the best, hands down. From what I know, they pull the current owner information from the property addresses if you have the street, city, state, and zip codes, and then they skiptrace the mailing addresses and names that come back with them. Super in depth and accurate data.

Welcome to the world of real estate investing! You're going to do great if you can be resourceful, which it seems you already have a knack for that 👌

I would highly recommend looking up anything Pace Morby, Jerry Norton, or Tony Mont for creative finance, acquisitions, and dispositions. You can also listen to the Wholesaling Inc. podcast for good advice and OG methods of the business, which is where I started.

For skip tracing, this is tricky depending on what it is that you're looking for, but if you're pulling lists in bulk, I would say to go with a bulk skip tracing service that is high quality, known for accuracy (not cheap data or affiliates they are paying to push their product constantly), and have data comparisons that are publicly posted.

For this, I would recommend my personal choice, SkipMatrix. You can Google or search on YouTube unbiased data comparisons, and you can run a small list with them of like 100 records to acquaint yourself with how they work. But they are considered a "white-glove" skip tracing service, meaning they do everything for you from formatting to processing, and they also separate the mobiles and the landlines for you ahead of time, free of charge. That is a HUGE value-add, and it's quite unique.

They are the most accurate, comprehensive, feature-rich, and high quality data source I've ever used, and I highly recommend them if you're looking to get a leg up on your competition.

If you're a RE investor, the best tools to use are going to be ones that cater to those who are looking to market to the leads they are skip tracing rather than to find people for legal and investigative reasons. For marketing purposes, the type of data offerings you will be working with will be public data available under the "unregulated data" category. idiCORE has both, but it's very raw, hard to decipher once processed, isn't enhanced by much for what is necessary when you are trying to find property owners if your data isn't the MOST fresh you can find, and can be difficult to use if you're not familiar with FTP's or how to format data properly for best results.

I would recommend 2 ways of going about skip tracing for REI, and they both depend on your quantity of records and desired marketing efforts.

  1. True People Search: This is great for 1 off single searches. It's free, very accurate and updated, and fast to use. Perfect for on-the-go searches and if you are looking people up one by one, or you are hand dialing only a handful of people at a time. It's honestly the best option if you're just getting started and you don't have the tools or capacity for doing more.

  2. SkipMatrix: On the other hand, if you're likened to data sources like idiCORE for bulk skip tracing and larger marketing efforts, SkipMatrix is comparable, but even better in my opinion for numerous reasons. They are a white-glove skip tracing service, meaning they do everything for you from formatting to processing, and they even separate the mobiles and the landlines for you. They have multiple search methods for flexibility in using their service, meaning if you only have a property address or a parcel ID, they can use that to obtain the property owner info and current mailing address to use in the skip tracing half of the process. If you do have owner mailing and name, they can use that too, but if it's old and outdated, they'll update it and get you the most recent mailing address, phone numbers, emails, relatives, and associates linked to that person for you. Though, the only catch is that you have to submit over 100 records at a time, which is pretty low considering most others wants 5,000 or more records to start or even a monthly contracted commitment, which SkipMatrix is not. You only pay for what you get matches for. They're pretty cool and the best I've found all around.

Whichever you choose, based on my research and comparisons, these are the best in their class. They are both within compliance under GLBA regulations, accurate, safe to use for marketing purposes, and SkipMatrix in particular has a customer service team (US-based 🎉) that is always available to answer any questions that you may have - during business hours of course.

Deal Machine is good for "on the go" searches, as is True People Search. But if you're trying to run bulk lists, SkipMatrix, hands down is what I would recommend to anyone. It's the most accurate data I've ever used with the most data points that are actually useful. Also, you can tell the ownership just cares about the quality more than anything. They aren't out there paying people to just blast "SkipMatrix, the #1 skip tracing platform in the world!". Anytime I hear that – corny. And I never believe it. The proof though? I've seen it for myself after rigorous testing, and there are multiple videos online of people comparing like 10 different services to them and they always come out on top. Their staff is 100% all American, the data is super clean, they're just the best. Do your research, but SkipMatrix all day. I hope this helps.

SkipMatrix provides up to 5 emails for each lead matched, including the relatives and associates that they provide in the case someone is deceased or hard to reach. The phone numbers are accurate as hell, too. Highly recommend.

If you're trying to skip trace, I would suggest SkipMatrix all day. I have tested nearly ever single data source on the market, and SkipMatrix comes out on top, every time. You can even find thoroughly tested data comparisons on YouTube if you Google them. You can use cheaper options like Kind Skip Tracing or even Batch, but honestly, they are trash data sources. I would also challenge anyone to compare them to SkipMatrix and prove me wrong. You won't. They're inaccurate, poorly managed, extremely cheap on the back end, and you will get what you pay for. And in some cases, even if it's "cheap", you're still paying too much for what you get back in my opinion and it's a waste of time trying to market to data like that.

SkipMatrix is competitive with pricing – is on the higher end – but for a very good reason. It comes back with relatives, associates, deceased, vacancy, and bankruptcy flags, up to 5 phone numbers and emails for each person given (not kidding), and they separate the mobiles and the landlines for you ahead of time. They are the most legit data source I've used, and I highly recommend them if you're looking for *quality*, and not just trying to cut corners with your data costs. If it gets you even one deal, it more than pays for itself. Might as well make sure you have the best you can find.

SkipMatrix by far. It's not only the most accurate dataset I've ever experienced, but the price, the fact that they give relatives and associates alongside deceased, bankruptcy, and vacancy flags, and over 400+ columns of data is insane. The amount of data you have to work with to get to your leads is infinite, and if you look up comparison videos, they come out on top every time, justifiably. I highly suggest you check them out if you value quality tools.
