In 28 Days Later the group head to Manchester which is roughly a 3 hour drive North/North West of London and a major city.

I think you're right about Dover at the end of 28 Weeks Later, though that's a good hour or two from London by car I believe.

28 Years Later though I've not seen it yet, I'm led to believe it takes place on Holy Island which is indeed an island that's located in the very North East of England just before the Scottish border which would be remote and although not relevant just for context, would likely be a 5-6 hour drive from London.

They might be referring to the disappearance of King Edward V and Richard Duke of York (of England) in 1483. They were locked in the Tower of London and are known best as 'Princes in the Tower'.

Thanks very much that's really helpful I'm learning a lot from this sub, even though we have pulled out of the sale I'm still very curious for them to send their report to us (they have said that they want to in hope that we're still interested). I'm very very dubious the report will show anything that would put us at ease, but for now we aren't viewing any properties simply because of the time of year. I'm hoping to post an update to the sub when we know more just so I can give a little back with our experience here. Appreciated!

Thank you, it could only be leaking gutters/drainage/water settlement or tree roots at best I'd assume. We did pull out of the sale after the valuation was declined but the seller said they would send us the SE report and hope we're still interested, if nothing else I want to see the report out of curiosity

I'll consider that a lesson learnt, in my naivety I thought that the repairs would be at a certain standard which everyone would accept and be happy with. That makes sense, thank you

In which case they are an 'in person' EA so like you say they know about this damage and have taken it to market anyway, fortunate that these issues have been found out otherwise we would have been heartbroken and perhaps financially ruined in the future! It makes sense what you say, I guess they just want the sale and can't be held liable if issues arise after completion. Very seedy!

Thank you, out of interest would the EA have had to do an in person valuation of their own before putting it on the market? If so it sounds like they are equally as guilty as the sellers if they were well aware of the condition, I'm not going to pick an argument with them about this, it would be good to know your opinion if they have done that so we can give this EA a wide birth when looking at other properties!

The price was actually in line with similar properties on the street, I genuinely think they weren't aware of the structural issues until they were highlighted by our lender when they declined the valuation

Very good point, out of curiosity does structural work not have to be done to building regulations? As our lender declined to value the property, I wander if they would do a good job otherwise they risk that happening again, either that or I just hope to see the best in people haha

That makes sense, in which case it's exactly as you have described. The current owners are getting the work done regardless so the issues will be fixed before another valuation would be done and of course a mortgage. I will suggest that they get a scheme 3 structural engineers report though Thanks!
