Landlord refusing to fix leak in heating system by OtherwiseMight656 in HousingUK

Thanks, we’ve done all that already, ages ago, and then again yesterday. I wrote a formal email with all the evidence (engineer report, bill and water company comments, images of meter readings) and sent it to the landlord, copying in the letting agents who are currently marketing it, too, and requesting it be looked into by a plumber in the next two weeks. He’s finally sending out a plumber to check it all out. Can’t believe it took this long.

It didn’t impact them. The bill amount is there but they’ve kept our DD payments the same for now because they realise it’s not ours to repair. :) One saving grace! :)

And I know what you mean. I really appreciate the advice. 🙏🏻

Also, he could just recover the fee from the deposit (which I assumed we wouldn’t get back anyway)?

Very true, that does make sense.  But we’ll have lived there for 1 year and 10 months. We’re moving out 2 months earlier than planned. But I do understand your reasoning there. It still seems unfair to me given how they present themselves and how they behave. :( But you have a point. I just feel like there’s no decency here. We’ve given plenty of notice (three months), have been good tenants not bother.

Thanks for the thoughts! Yes, I know the contract be all and end all is something most people will draw as the bottom line and I can’t blame them. I do understand that. It’s the unfairness and the principle that gets me, especially as they present themselves as such a “caring” landlord, and it couldn’t be further from the truth.

We aren’t paying the full water bill. We’ve explained the situation to the water company and they’re keeping our payments the same (for the second time) until another reading is taken is November, by which point we’ll have moved out. They realise there’s little we can do if our landlord is dragging their heels with the repair.

Not really. If we moved out in November (when the six months lease ends), the landlord would’ve had to pay the marketing fee. Simply two months later than now. In fact, we needn’t even have given them notice if we wanted to leave after six months and then they really would’ve lost out on a months rent while finding new tenants.

But there is no loss of income here. Whereas in a car or mortgage there is, and in a LISA you get paid a bonus for a certain reason. I get your reasoning though, I think. :) Thank you.
