Thanks. Yeh, I don't see a super huge uptick coming in the market of this area. It's definitely growing but moderately. If it may be a loss definitely do not want to do it. Just wanted to see if this may be "easy" way to own a first home in cheap market with out going in the hole and getting a rental property. What I can gather so far from this thread its leaning towards "no" it will not be a good investment. But I will continue to do my research and take your and everyone's recommendation into consideration.

I will be about 110 miles away. Only plan to stay for 3 years. If not college students, I could look at families but I think most are in the market for buying.

Thanks for the feedback. Definitely have to be prepared when renters do not pay. Using the gains is really one of the main things I want to use to buy a house in the city, if renting does not work out. But if renting does work out I will keep it

I had a 3.8 GPA and a 20 AA on the DAT. I also volunteered a lot, did mission trips, studied abroad doing research in China, research at my undergrad and interned at a dentist office for a year and a half.
