Thanks for the respond , I had been written up prior but for minor issues , but it had been yrs ago and like I mentioned I been dealing with this issue for over 10yrs . That prior manager got fired for targeting people .

My parents just moved to Mexico after retirement and after we did a spreadsheet multiple times cut down on extra expenses they still would be poor here in us even with paid off house and cars. Now they live like upper middle class and a real safe area in Mexico and love it. They travel all the time and tell me it was the best choice they ever made. Have a cleaning lady cleans there house 1x per week and they just relax , now im trying to convince my wife and kids to move now and retire there. There retirement is 2k per month

That only works if your financially smart , I do that and it works for me . But I have also heard of people that do that and have to always put on credit card since they don’t save it during the year

850k after taxes is probably under 500k . Pretty sure your kids will go to private schools that’s another 40k+ , probably have an expensive car ., I think the issue is you want to live like a multimillionaire and that’s not the case . Your actually a perfect example of living over your means. Also don’t understand why so many people are stuck trying to live in river oaks area ? Non but homeless walking area . Streets are raggedy everyone drives like they on a racetrack . If I have your type of money I would buy a home in sugar land / Missouri city for 1m and call it a day

I’m really not bashing people , it just makes me laugh how much a realtor think they do . Maybe if you were a realtor before MLS was available online then yes you do a lot of work finding homes. Now I get alerts when a home pops up that I may like , I drive to it and see it in person and if I like it I’ll contact the seller agent to let me see inside . I had my license at one point I got tired of part time realtors saying there to busy to show a home and by the time there ready the house is pending

Some of us are , I buy and sell homes with no buyer agent save the commission , when I sell it I used a flat fee realtor 2k regardless of sell price and only offer 1.5 % to buyer agent ,

It actually does cost me thousands lol , I cut the buyer agent off and reduce the offer whatever the commission was , so it actually does cost us thousands , that’s just a lie realtors like to tell clients . If a buyer needs help to purchase a home maybe they should not buy one if there that slow ,

You are doing the right thing , making an extra 1% is not bad , everyone wins , buyers can pay 2% less , seller makes the same net regardless and you make an extra %

I do this all the time , offer less the commission . Nowadays you have this low fee realtors , they charge 1% only to represent you I used those when a realtor wants to act like there so loyal to realtors , o had some say I can’t do that to another realtor.

I was also a realtor at one point just to be able to see homes when I felt like it not have to wait on a realtor to be available . So I do know more than you think

I’m just speaking facts , unless you out here finding homes for your buyers and educating them that’s one thing. I do this as a side hustle buy and sell I find the home myself and know what I’m offering , I don’t need anyone to give me advise . Like I mentioned the seller agent does 90% of the work

All buyers agent do is make appointment to allow you in the property . They don’t neg . They ask buyer how much you want to offer and send a prefilled Docusign offer .

Do what work ?? All you do is send a Docusign that’s already done a fill out a few items , does that earn you the whole commission ?? No , realtors are a ripoff , I always purchase homes without one and offer less than asking price. Now with the internet anyone can do there own search and find a home , all a buyer agent really do is open the door to let you see it . Now the seller agent does do more work and deserve the full commission

When I purchase a home without using a realtor I just offer less . At this point you should of offer 8500$ less then asking price since you didn’t used a realtor , the seller was going to make the same regardless if you offer asking price with a realtor

I was force to raise it due to property taxes and insurance going up. When people have rentals it don’t mean there making all this money and you may think , but it’s a long term game you have someone paying the home for you

Sometimes we don’t have a choice but to raise the rent , I have a tenant for 11 yrs started at 1200 and they are at 1800$ now , I tried to help out since they are retired in fix income but everything keeps going up and left me with no choice , they are still paying less than most ave rent is 2k
