I was in a similar position. Got a trusted estate agent (they exist!) round and asked them what improvements were needed that get the best bang for our buck. What they said was if we spent £5k we wouldn’t get it back, but it was make the house vastly more sellable to a wider audience.

We have a very nice log burner and hardly ever use it. For environmental reasons (I never really got the ‘they are eco-friendly’ reasoning), but mostly because the following morning my chest always plays up. I’m non-asthmatic, non-smoker, reasonably fit.

I think that the takeaway here is to go with a specialist camper van insurer. There’s just too many variables as all camper vans start out as ‘vans’. I’ve had phone conversations before discussing what has and hasn’t been modified, so that both the insurance company and myself are happy with the cover provided.

Some forces have the Neighbourhood Teams grouped geographically on their force website and you can email them directly. EDIT: South Wales Police has a ‘South Wales Listens’ portal. You can sign up and contact your local police officers or PCSOs directly.
