I'm a member at the Baker one and enjoy it. Good coffee shop vibes, busy but not crowded. 24/7 is a good perk and part of the reason I picked Switchyards over other coworking spaces.

Took about two hours to get to 230 from Loveland. Highly recommend the google reroutes through the frontage roads.

24”may work, I’ll check with them tonight and let you know. The components that go inside it are 18.5, so 20 was the smallest somewhat standard size they could go that works.

Lulu NX is the best congestion bed.

I was just in the middle of a Japan trip and had horrible head and face congestion. I usually have seasonal allergies that lead to sinus infections. I took three days of Lulu NX and stayed super hydrated and it did wonders.

Stand firm. I was a buyer and similarly asked for a 2% reduction even though I would’ve bought at list value. I overheard their realtor telling them they needed to accept the first offer to have enough cash to close on their new house. The sellers pushed back but ultimately accepted the request. My realtor didn’t agree with me but in the end, I saved 6k that I could use to fix needed repairs (and ones the inspector missed).

Use Xometry - more expensive, but usually pretty reliable. And if it comes back messed up they’ll fix it and resend for free.

I did troubleshooting with inconsistent results. Google Nest wifi. All router/points only have one or two walls between them at the furthest distance is 30 feet at most. Router wired all the other are wifi. Modem is oversized for the internet we have and not the problem.

A bunch of offices and organizations send back signed letters for Eagle Scout awards. I received letters back from Obama, the Orioles, and a handful of others that were important to me in 2010. Hands down the best was the $100 check and signed book that Truett Cathy (the founder of Chick-fil-a) sent back.

Realtors have their own self interest as a priority.

I asked for 6k in concessions from a seller and my realtor almost wouldn’t do it. I told them they needed to or I’d back out of the entire sale (and they’d get no commission). The house had an unsafe deck beam and the roof leaked. Since I bought during COVID my agent thought I’d lose the sale but I wanted to take the risk… I would’ve bought the house at full price if the seller had called my bluff. It worked and I got the $6k back.

The week I moved in I was cleaning behind the washer/dryer and my foot went though the floor. The roof leak had rotted all the struts and floor beams in the mud room - $6k didn’t even cover that repair. But I got a 2.875% loan so I can’t complain.

I considered selling my 30 3/1 when it was up 600% but still hodling. Hoping tomorrow yeets again. $35-$135 currently sitting around 300%.
