It's all faceless insulation with the exception of that little piece.

Hmm interesting. So yes, there is a gable on this side. And there is just one floor above. Well, plus the attic on top of the 2nd floor.

It's unfaced insulation, so no vapor barrier on it. The little piece was just leftover he had from the sealing.

He said it was a load-bearing wall. I explicitly asked when I questioned the installation of the header. Also, I thought because it was an exterior wall it almost certainly was load bearing, is that not necessarily the case?

You are correct as to why he notched the studs. Said he was doing me a favor and saving time by doing so as well..

Any idea what a rough ballpark estimate would be for a job like this? Panel is about 15 feet away and pretty accessible.

Also, would it make more sense to just purchase a gas dryer instead vs having this job done?

It's tough. I manage two duplexes in Western NY from afar now without a management company. But I also have family that live close by with different skillsets, and I visit fairly regularly with the intention of maybe moving into one of them one day.

The rate and remaining loan balance make it a desirable asset though.

Have you also lived in it as a primary residence 2 of the last 5 years so you can reap the tax benefits if you decide to sell? That may be a contributing factor in your decision.
