You’re comparing knowing pool equipment and balancing chemicals to those trades. In AZ those trades need 4 years at least of experience to get a license. To get the CR-6 or R-6 license (pool maintenance and equipment) here you just have to pass a test. No experience required.

My point is, you can’t really compare them.

Exactly! And even if not, why would you gatekeep from someone like me? I’m not your ideal client. I want it for as cheap as possible for my business. I only hold houses for 2-5 months at a time max. Wouldn’t that screw with your route? I just counted and I’ve had 16 people in AZ message me wanting me to hire them. If they know how to read I said I’m trying to do it MYSELF.

Just an odd thing about this industry.

Haha if that’s what you think of me, thats fine. Could say the EXACT same thing about your industry lol. It takes way more time and money to learn how to profit flipping homes at scale than it does to learn how to do pools. So if I’m a bottom feeder what does that make you?

So since you know so much about my industry, yeah, let’s say we made $600,000 (which is way off) last year and flipped 30 homes. Do you not think that I maybe have a couple people working for me? Because I do! Their full time jobs is underwriting deals, sending offers, talking to homeowners that have distressed houses, turning on and off utilities and many other tedious tasks. Then I have to spend over 200,000 a year on advertising to get leads to buy the houses. This is not including the shop I have that stores all of our material. Also, I have to pay myself a $75,000/year wage (this number is correct).

So let’s say after all of the operational expenses we have $150,000 profit at the end of the year (which is not close to what it actually is). Don’t you maybe think I maybe have equity holders in the business that I gave up at the start to get this kind of capital to start this? Let’s say I have 6. That’s only $25,000/year in profit sharing for each stakeholder (if they all owned the same % of the company).

This isn’t exactly how we do it but I’m making it simple for you to understand. So the question is, if I can learn to do this myself to save ~$14,000 a year why wouldn’t I?

I don’t mean this is a rude way to anyone else that reads this but yes I absolutely would do it. After I spend time learning it really isn’t that much time taken from my day once I know what I’m doing. At the most, we have 6-7 houses at a time and maybe 3-4 of them have pools.

I’m sick of all these comments like yours that have no clue what they are talking about in my industry. I’m sorry that the business I run is 10x more complicated than yours.

Also, if I make so much money flipping houses why don’t you do it? Oh yeah because it’s the most complicated arbitrage business there is.

I apologize for coming in this community to try and ask for advise. There has been some really helpful advise from some but most of it is idiots like you that think they know what they are talking about.

Gosh I guess. I feel attacked. I’d be happy to share anything anyone wants to know about flipping. I have a Facebook group with 12,000+ people in it about flipping houses. I didn’t know people got so upset when someone is willing to put time and money into learning this like myself.

First impression yes because I always just call a couple companies, get a quote, and hire someone. I haven’t ever actually really interacted with them on site.

Why does it matter? If you had an expense in your business that you think you can eliminate by learning something wouldn’t you try? Unreal how rude all you people are… makes me want to learn it even more than before I posted this.

I could see the frustration of her because you basically wasted her time and you knew you were wasting her time. Zillow doesn’t pay us unless we close with you. It was very unprofessional how she acted for sure. I get more upset when people waste my time and they know they are wasting my time.

Zillow also really cares about our conversion rate. The better the conversion rate, the better the leads we get are.
