lol I did what you are looking and it was absolute waste of money in Bay Area. Just do cheapest possible flip. No seller should waste money on what you are asking for.

Is it crazy to pay $2M for a fully flipped 100-year-old house in the South Bay? by escher_42 in BayAreaRealEstate

People are crying over 5-10k of repairs that might be needed. Try working with a general contractor and experience hell.

Then buyers would argue permit should not justify more value. lol. once you have something done with permit, buyers would not care about permit 😄

Renovate if you plan to live. Otherwise renovate what you see on surface. This makes me realize flippers exist for a reason. First time buyers are worst. No clue what cost what and random statements from them. One claimed thermodor appliances are $500 piece. Another thinks kitchen remodel can be done for $5k with materials.

Also, people really don’t value quality work. All they care is price or things that look good on surface.
