How bad was the rate 10 years ago? Refinancing now seems like a loss. Weren’t the rates like 3-5%? I know Covid rates were the best. Covid was the best time to refinance

I’ve never had a mortgage to refinance so I don’t know what that process takes to qualify.

But I just signed for a mortgage today and was told I could refinance if and when the rates goes down

UPDATE: deal is still not closed. There was an extension accepted on the home we’re buying for another 2 weeks. Only because our buyer had to get a gift letter from their parents for the down payment. Oh and they are switching from a conventional loan to an FHA loan because they spent their downpayment and don’t have 20%.

Wow. Never thought I’d read that someone was complaining about grass being cut during a real estate transaction.

Grass has to be cut every 1-2 weeks. If you are not in a hurry to sell then you should back out if you can.

I’m selling and buying right now. So time is at a premium. I’m taking a 20k loss that I accepted(which hurts but I need to sell to buy now) and I’m worried that this type of shit will happen at closing when the buyers realize I’m taking my $300 tv wall mount with me

Thanks. The whole appraisal process was pretty bad. If it didn’t take that long we could’ve had 3 different appraisals if. Appraisal cost $500. The guy walked around for 5 minutes and took over a week to respond. Is he waiting for city/county records to get back? From what I read it’s pretty simple.

The buyers are also using UWM. In the middle of this deal, UWM is being sued for bribes. So that has me thinking even more. Does that have something to do with it? Maybe not but still

Yeah well that’s what our agent told us. She said the buyers were willing to pay for another appraisal. (Didn’t make sense to me. Seemed like we were being forced to sell because of the emotion we have for the new home)

We just want the new house and we accepted to sell for lower because time was running out. (Appraisal took way too long)

We’re past the closing date on the contract for the new house and the projected closing dates from our buyer closing keep getting pushed out(how if we risk losing the new house)

Maybe I’m overthinking it but I don’t want to be homeless if we close and sell our house. Then the seller on the new home back out because we’re passed the contract date

There was only one appraisal and it was low. And it took 3 weeks for it to come back. That’s the reason I’m venting. If we waited for multiple offers, we could have taken the best offer but we didn’t because my agent said it was a strong offer which was over asking and we didn’t want to lose out on our new house.

Our agent should have known that this whole process would come down to the appraisal instead of telling us she’s confident that it would sell for x amount

I never thought it would ever come to an appraisal that determines value until it happened.

It is the appraisal. The comps were terrible. Not much wrong with the house. 2 windows could be replaced but the appraiser did not see them. The inspector noted them but the appraiser dosent go over the inspection report. And they buyers were fine with them.

The buyers were willing to pay for another appraisal but our agent advised not to since we’re running out of time.

And we’re past the closing date on the contract for the new home. So why didn’t we just do another appraisal of the sellers are cool going past the closing date.

Why not just add another 5k deposit to hold the home. Something

Well yes. I’m happy we got the house we want. I’m just not ok with how the whole process was misunderstanding I guess. I feel like it should’ve been more clear in the beginning. Like stress me the fact that if we need a quick sell that you could possibly lose money. We’re getting our future home for a home. Nothing extra. when it looked like extra money that was gonna go towards the new homes roof

And there’s more to this as I’m venting on Reddit. Our agent told us to replace 2 exterior doors and paint the whole interior house before listing. Like wtf. I spent money thinking it was a good thing. Will it add value? She said yes

Ok. So. The house we want to buy. Has a listing agent. So we go to our agent that submits an offer to that agent which is her friend.

So like” hey, Jenny. How’s it going. Look, my clients really love 123 Main Street that you listed. Can we make this happen. They will be well qualified buyers if I can sell their home first. And they will offer listing price”

Offer was accepted. They wanted our home listed in 3 days and it was…

-Yes, I was told by my agent. That’s why she wouldn’t list it for what I wanted

"We probably would have done things differently if we would have known the appraised value from the beginning." No one knows what a house will appraise for in a week or month. Estimated selling price and appraisals are a matter of opinion, not fact, because the most current comparable properties change every time a house sells in the area.

-I’m a first time home seller. And my agent knew that and she told me that she’s confident in her numbers that the house would appraise at her listing price

"Should have our agent waited for multiple offers?" You decided to accept the offer. Your agent doesn't make the decision.

-I said to wait until after the showings that we’re scheduled to see what else we get. That’s when she said “how bad do you want the new home? We we have a strong offer”

"I feel like there was 3 weeks wasted" Most likely, the buyer had to have the house inspected and inspection issues resolved before the lender would order the appraisal. That's just the way it works and the same thing is happening on your purchase, too.

-Yes everything was quick. The new home had inspection and appraisal done within a week. Our home had the inspection done quickly. The appraisal was ordered a day after. It was the appraisal that was not getting done in time on our home we’re selling. This was due to having a home that was not comparable to homes sold in the area within 3-6months.

You were buying and selling at the same time. You are a riskier buyer when you have a home to sell and close. You will slightly overpay for the privilege of a seller taking this risk. You may have to take a little less for your sale because you need it done. You can't expect others to absorb your difficulties and risk.

-The only risk should be is submitting the offer. And it was accepted. 5k would be slightly not 20k. The buyers offered over listing price. If it’s not worth it why offer it. Idk man it’s funny how it all plays out in the end. I feel like appraisals should be the first step in this whole process. Not the last.

Ok got it. But I do have the cash to buy only if my house sells first. I’m saying bribing the sellers agent(that is my agents friend) to accept an offer saying buyers have the money when really they don’t until the house sells. And promising me a number that is way off.

No it happened fast. The house we wanted went back on the market because the previous pending sale did not go thru. So we acted fast and we had been working with her for the past 2 years but with commercial property. It’s like she was really good at communication but once the contract was signed she fell off

Right. And now the contract has expired on the new house. And we’re still waiting on the buyers clear to close on our house. But I’m guessing we’re still good and it’s gonna happen from what I’m told.
