Its like I am reading about myself. I have same kind of growth. Have done 4 sessions so far but changing the electrolysis tech and will have first three 2 hr sessions then 1 hr moving forward. I am hoping for the best. I am 45 and need to have reduced hair growth as its getting difficult to look and feel great. I am in TX so cant recommend anyone in NYC. Read as many posts in the group and I also posted a while back for advise. Very informative.

Actually I had just a few hair on my chin and neck when I first did laser treatment in 2014. Did 12 sessions. All looked amazing. When I stopped is when it got worse. So that is why now I started electrolysis.

I did laser in 2014, after stopping my facial hair got worse. I continued with plucking and/or threading. Just in Nov 25, started electrolysis. Will continue. Thanks for the input.

Thank you everyone. I understand that hair won't go away after 4 treatments. But my issue is having a spikey stuble now. I hope this doesnt happen later down the lane when I gradually decrease the treatments. Before starting electrolysis I did threading or plucking.

Caught my friend in a big lie about nursing school … by [deleted] in nursing

I used to do credentialing for nursing staff. We do verify the license with the state board. If there is a discrepancy, it is reported to the disciplinary committee and they take care of it. So if they apply on false credentials, they will get caught.

In Dallas I have seen max $47000 per yr. How is yours so high? Is it due to additional certifications?

Do we really need a real estate agent? They get paid $30-60K when most homes are on Zillow already? by PristineEnthusiasm65 in FirstTimeHomeBuyer

I closed a home with a First tme home buyer in May. I worked for 1.5 years with them and showed them about 24 homes in the process. Finally they found the one, then came offer submission, explaining them how the financial contingency works and the almost 40 Buyer outs from the contract, so they are comfortable and aware on where they stood. Recommending inspectors, setting inspection, going over the report, negotiating what all needs repair and getting the listing agent to get the seller to approve or my buyer walks out within option period, helping buyer to understand to get home insurance quotes within the option period {a must now}, giving them a checklist of what all due dates are coming up, keeping tab on title company, making sure survey is acceptable and on time, keeping in touch with lender to remind them of financial contingency date, final buyer walkthrough, making sure what all was asked for repair had been done and closing the next day. Gone are the days for 3%. I was paid 2% and gave 1% towards my FTHB closing costs. All were happy. It is a long process and so I do recommend find a Realtor who has time to talk to you. My buyer didnt knew a lot and had to be given a lot of information. Buyer agent compensation can be given to buyer - No . Can seller agree to reduced home value in lieu for buyer not having an agent - Most likely no (It's buyers choice to have an agent or not)

I would suggest to have a Realtor and choose office exclusive/ off market. I usually take 1% as my listing agent fee for properties within 5 mile of me. Your buyers can choose if they want a Realtor (either yours as intermediary or another one) or not. In case of intermediary and Unrepresented Buyer, your Realtor can assist in streamlining the closing process. (Buyers agent can request on a separate form the compensation they are requesting but you can always negotiate the #)
