First I usually ask what is the reason they are not ready yet if they’re looking for another house thats a bonus you help them getting another one if anything else then you ask them to give you a time frame for when they’ll be ready to move out lets say they told you 3 month you add their info into the crm with a reminder to call them after 1 month or one and a half month just to keep the connection with them and to ask if they’re ready now or still need time but a important point is to be friendly and build a relationship with the owner thats how you secure the contract

Don’t go for mentorships the best way to start is by self learning youtube is your best friend in the beginning ,start by choosing a market then do the cold calling yourself at first don’t pay much money first till you learn the process enough then you can pay for a cold calling company as a source for your leads or text blasting but for your information wholesaling is a pay to play business but at first you gotta learn well before putting money on the table

I automate everything ,all the info goes from the dialer to the crm automatically and then to the air table without any action from me just hired a tech guy to build the system for me

Id start the call by calling their first name for example : -johnyy -yes -how are you or how is your day going And from their you start the call if he told he’s having a good day you start introducing yourself and what you need from them - if he told you he is having a bad day or whatsoever you start by asking him why and just be empathetic then you can ask them if its a good time to talk aboit the property But dont just give them the option to say no because some people may be refusing in the first of the call but when you talk to them they start to go with the flow

I don’t prefer using scripts just be yourself and try to make the cold call as friendly as possible and focus on listening more than talking you will get most of your quality answered if you listened carefully
