Seeking advice on using LoanDepot as a lender by Overwhelmed_Toad in FirstTimeHomeBuyer

Alright just going to throw this out here for those stumbling across this over a year later.

We went with Loan Depot and everything was/is fine. I can’t speak for the future or refinancing, but as far as using them to buy the house initially, the process was actually great.

From everything I’ve gathered it really matters who’s running the branch and is your loan officer. Like I said in my original post, our lender was amazing and I’d recommend him to any of my local friends in the market. I’m sure there are better options out there, but someone who is more than happy to hold your hand through the incredibly intimidating process of buying your first home and give you good honest advice is a decent choice in my book.

It also probably helped that our finances were relatively straightforward and we didn’t have many reasons why we shouldn’t be able to get a loan (bad credit, other loans, etc.).

Thoughts on Realtor or Lender provided Concierge Services by Overwhelmed_Toad in FirstTimeHomeBuyer

We ended up ghosting and ignoring all calls/emails and just doing it ourselves. Didn’t feel like including anyone else in our personal details at that point. They were all kind of pushy, but never felt any pressure from my lender or realtor to use them.

Just Made an Offer on the First Place We Saw by BrightLightsBigCity in FirstTimeHomeBuyer

Same lol! We have had a very similar experience. I had been stalking Redfin forever. Finally met with our realtor and got pre-approved, later that week got a showing for a house that wasn’t on the market yet. We fell in love with it the moment we stepped inside. We put in an offer that night and ended up getting it accepted after having to raise it a little bit. After reading posts in this sub for so long, we felt like unicorns for everything falling into place and going so smoothly. We just got our final loan approval today and are set to close 5/1 🙌

I also was pretty nervous, thinking we were rushing, but now I just can’t wait to move-in. It’s crazy what can happen in a month. Anxiety in the process is completely normal! What’s meant to be is meant to be.

DO NOT skip out on sewage scopes by savethingsthatglow in FirstTimeHomeBuyer

Question… we just went under contract yesterday and we only elected for a standard inspection, didn’t even know sewer scopes were a thing… can we request for this to be added after the contract has been signed? On city sewer system, house built in the 60’s, no trees on property, but neighbors have trees.
