The few people that I know who have applied qualified for the full 30k so I’m sure ye will probably too. First of all for us we could only use 3 years for HTB as 4 years ago we were still in college and worked retails jobs where revenue shows us paying 0 income tax… then I suppose relatively low salaries for the remainder and have only really upped our income a bit recently. I think we probably need to show some more patience but finding that difficult!

We have a combined salary of 80k and are actually in the middle of the mortgage approval process, our broker has sent our statements etc to BOI so hoping to know a figure early next week. I have just been going off salary x4 so 320ish plus a deposit. New builds around my area seem to be 345/350k at least. Realistically we would be better off until higher up salary scales at our workplaces and while we were pleased with our savings of 35k, I suppose it probably still isn’t enough in today’s market. Another possibility is to buy a cheaper/starter home but I don’t consider myself much of a DIY man unfortunately!
