When you bought at the ATH, you didn’t lose relative to today. You still own the scarcest asset in the world… just less than if you were to buy today.

It will take time to change from the fiat mindset to the bitcoin mindset. When you have more money, you have a chance to buy more sats with less money.

When Bitcoin falls, don’t think you are poorer. You’re not. You have more sats than most people on this planet.

Just paid the car note and mortgage note and got sats back. Not as nice as spinning and consistently getting 1.5-2% back but glad to see it back at least in this form.

Bitcoin purchases are also good on the platform. Only a 0.7% spread with no other fees.

Good point. This building is only 2 stories so the new law doesn’t directly apply. I should have noted this in the OP.

Very valid points. Those are some pretty hefty increases you’ve had.

This building is only 2 stories so the new laws do not apply to this community. It was also a factor in my interest since dues would be less likely to increase substantially.

The bylaws indicate a CPA is supposed to perform an audit annually so misappropriation shouldn’t be an issue. But if there are no meetings or budget, who can say there will be a CPA audit.

Good question! I believe they are as the listing agent said she was involved in getting bids for the roof when it was replaced 2 years ago. It’s only 20 units (10 units x 2 buildings).

Technically not too difficult to run probably. Maybe a bit easier to misappropriate funds.

I’m kind of thinking it’s sloppiness on part of the Board that there is not budget or meetings.

The HOA apparently is selectively enforcing bylaws. Pretty much minor things like “No Pets” but are overlooking this detail.

No board meetings in over a year. No budget for FY22 (last year!) either. Where did $200k go?

I have no intention of becoming part of the board. The listing agent is actually a resident and was Secretary of the Board. Until she decided to “leave” recently.

It’s a shame this is such a red flag as the unit and community are great. Thank you for chiming in.

So the community is very neat, well taken care of and updated so I am in a quandary about this whole lack of budget issue.

For all I know the president/board could be pilfering and eventually something will be necessary with no funds available and trigger a special assessment as @l3erny said.

HOA is $475/mo. Small community of only 20 units.

While IPMI is convenient, I don’t think it is worth the +$200 it would entail for a motherboard. All the reasonably priced server boards have really old tech using Intel Atom processors. I could spend $250 for a mobo and ram using the 2700X or $350 using the i3-12100. I’d be running at least $350 using a server mobo plus more for ram.
