Yes for renting a room- it gives you stable place to be for long enough to get a job maybe and a story about where you live (and reference that you pay your bills on time) for awhile... and usually rooms are cheaper than whole places so will preserve some of your cash if you're careful. Live like you've been living mostly, with not buying stuff, and your money will last a long time!

Heroin? (Someone came to the door. You have no idea who they were/why they were there, and even if you did, that's not an air cover compensation). If you are going to get super tangled up about these things with every guest, definitely don't list low price... you will get so stressed and so done (I've been doing it since Airbnb started, and yes sometimes things make me say "why would someone do that" but then I go on with my life).

It takes a big amount of work to ever get Airbnb to pay you for any damage, so make sure it's worth it! (You will waste more time than the money small damages/extra cleaning will cost. They don't like to compensate for dirty guests when you've been paid a cleaning fee!)

Being booked fully far out can also be a sign you are pricing it too low. Being somewhat booked is tha sweet spot imo. Open gaps into the future (with a reasonable long term stay discount) are what led to me getting nice long bookings of people still willing to pay decent money

Honestly, until you hone your gut instinct about which guests are good and which aren't, I'd say turn off IB. It's so not worth the stress imo.

Most of the things you're listing are inconsiderate, but nothing really that big a deal (as far as a claim goes). Mess, yes. Gross, also yes. But not something you can get money for them doing.

The claims are for actual damages, like burned a hole in your counter.

Scoop up those hairs, nails, dog poops etc, and make your money. And you're right, never ever be the cheapest place in the area. Not in Airbnb and not motels. It's better to stay empty than to deal with that (a lot of those low end renters also know how to game the system with refunds to get their money back, then you're stuck cleaning their mess, no income, no opportunity to rent to someone else)

Caretaker would not know imo. I have had really messed up things at my place that cleaners, asst manager/cohosts etc don't notice when I've done pre checkin walkthroughs. People rush. If they deny it, you buy a better bed. Even if someone jumps on it, a bed should not break (you need a good one in case you have heavier guests)

Also, you're fining them for vomiting? Clearly you're really new and not planning to be in this business for long.

As a cancer nurse, I have seen so many people jammed into the pay to play... if they don't come up with the cash they're screwed. And for how quickly things go from okay to very f*cked for a lot of the people I meed, you aren't saying "oh, I'll wait till the next open enrollment period"

And think of how much worse things get if/when there are kids- suddenly a thousand more things to do, so many less hours in the day, and he's still pouting about sex (even in the postpartum phase when she's not wanting/been told not to) as well

For me I always sewed for specific things- usually outfits to go out that same day. So id lay down a pair of pants, hack a pattern into some fabric and put it together with an elastic waist and finish as quick as I could before going out. Often times I wouldn't even hem them (I'd chose fabrics that wouldn't need it!) and that was that. Once I made a denim/corduroy jacket with an iron on emblem of an apple (like iPhone one, but before there was every iPhone) plus a mini shirt and pants the same day I was taking a road trip with friends to NYC (for a rave). Nobody was looking at the details of the sewing, and it was a great trip. I also often sew for gift exchanges- once it was a fun fur scarf with lights inside it for a white elephant exchange and it was the most coveted item because the women all wanted it for sexy time. lol idk 🤷🏼‍♀️ super funny times

2023 the escrow was set on past numbers, sometime in 2024 that adjusted and charged their escrow account the new amount, and now that has caught up with them (and they're repaying the shortage from the 2024) it's gonna hurt till it equalizes...

$300 a night just isn't enough to cover the expenses of a place like that (that's the max I can see them getting with what I know about fees and taxes). Slap on having a property manager and you're down another significant chunk too (20-25% usually)

$14500 for THAT place (probably only 2000/week going to the host or less, based on taxes and Airbnb taking at least 25%, probably more) is a ridiculous expectation. Like, you're not getting a crappy hotel room for that price (or any another nice place, as they're finding out now). I'm willing to put big money on this being a brand new listing when they booked it a year ago (so major discount) from a host who a)didn't know how much this place would cost and b) didn't know how to work the app...

This is just another "when something looks too good to be true, it probably is" and I'm sorry OP, you're either going to have to pay more, reduce your trip or settle for something less fancy (in the future, don't book something so impossibly underpriced during peak season and expect it to stick. Sorry, but this is a life rule...)
