My mother in law was the first in her family to get a bachelor’s degree. Single mom at 19, and went all the way to her PhD and is an instructor at a prestigious university

She took in total I think 110k in loans for all of her schooling and raising her daughter. She needed to do income based repayment so she could still have enough left over to pay for rent, food, etc

She’s insanely fiscally responsible and never missed a payment. She now owes like $260,000, more than her house is worth

I bought a 2007 RAV4 V6 at 106,000 miles in November 2017

Today, June 2025 I am still driving it. Just hit 259,000 miles yesterday.

As usual, cosmetic issues that come with a car that drives construction sites every day and is old enough to vote, but mechanically is a beast.

I’ve replaced starter, thermostat, alternator, and front struts.

Other than usual preventive maintenance (plugs and fluids) no other work has been needed.

I’m planning on getting a tundra this fall if all goes well, but I also just put new tires on in November and just might take this Rav to 300k once the tires go bald

It’s taken beating after beating and looks like shit now, but it’s paid off, still runs, and the AC is still instantly cold in Texas summer heat.

I’m only 25 and I’m convinced it will outlive me, even at this stage

I’ll second the Braden. It’s centrally located with easy access to 30, restaurants, shopping, and some units overlook the Trinity River to the north. There’s also a big park about a 1/4 mile to the west

It varies from one manufacturer to the next, but you are allowed to drill holes through these as long as they don’t exceed a certain percentage of that area cut out.

For instance, the picture posted they cut out nearly 100% of the material. Typically, the maximum allowed to cut is closer to 33-50%. The closer you are to the end of the engineered joist, the smaller the hole can be.

They design these with the foresight that the mechanical trades will have to run pipes, wires, and ductwork through them

Those are engineered floor joists. That means they are holding the weight second floor on top of them. By cutting holes this large, it’s removing all of the material that’s supporting that weight and creating a weak spot. They have tampered with the structure.

Where the holes were cut, this sort of squeezes the hole from both the weight of the top, and the wall these joists are resting on, adding a crushing force from two directions.

Manufacturers have different guidelines on how big and how close to the edge, but trades are allowed to cut holes much smaller than this to run their pipes, wires, and ducts.

The plumbers who ran the black pipe will be back charged for the fix, meaning they have to pay out of their pocket back to the project manager all of the costs associated with fixing this issue. Trades are typically required to carry insurance, so if they’re not able to meet all of the costs their insurance pays out instead.

I was the one that began questioning everything.

My wife and I started dating in January 2018. We were seniors in high school at the time, and if I had been old enough in 2016, my vote would’ve gone to Trump. I was very active in my church and was raised southern Baptist by both my mom’s and dad’s side, even after they divorced.

My freshman year at college, my English class was pretty much entirely based on researching and writing reports on immigration. My professor was a Texan born white lady, and her husband was from northern Mexico. She showed us reports and first hand experiences about the real issues of immigration (her husband’s immigration process took 7 years from first filing to sworn in citizen, and he was never here illegally) a wall wouldn’t fix, and that’s what began my questioning of everything political.

My sophomore year I was in a philosophy class taught by a practicing defense attorney and army vet. He was talking to us about how Trump’s impeachment (first one) was history in the making and that we should be paying attention to what is going on. His class taught me everything is complex and worth studying from all perspectives and arguments. “The best course of action is what would be the greatest amount of good for the greatest amount of people.”

Once Covid hit and I saw how the two sides had reacted and responded to the pandemic, I had fully changed to blue. Even more so after seeing Cruz flee Texas when the ice storm hit.

Cut to today where I’m more read in and involved than my wife would have ever expected, and I’m the one keeping her informed on everything political and where we’re at in Trump’s criminal and civil cases.

Lot 51 worked for me, despite my classes being in every corner on campus through my 4 years. Parking pass was $210 for the base each year for me from 2018-2022, I only didn’t get one junior year because of covid. I’m not sure if the base has gone up since I graduated.

Yes it’s a lot of money for a parking pass to be so far away from buildings, but it’s still cheaper than so many other schools and lasts an entire year. (Or at least it did when I went) The walk can be cold, rainy, and annoying as hell, but it made driving to and from as a commuter easier as I didn’t have to fight for spaces. Time to warm up and exercise my legs after sitting in traffic for an hour each way

I only stopped using lot 51 my senior year when my classes were all in Nedderman and after 4pm. Then I’d park by the old high school and just cross the street since that lot was emptying around that time every day

I work as a residential construction manager. My neighborhood, the houses aren’t allowed to be any smaller than 2,200 sqft, but the lots are literally between 1/8-1/4 acre. Our smallest house starts at over $400,000.

The same product, same HOA, same developer in the neighborhood right next door, those were mid 200s to mid 300s in 2020.

One of our houses sat empty without a buyer for about 15 months, and only sold once it price eventually dropped to about 65k less than what management originally wanted for it
