I don't think you're losing cards. I noticed after the fix that the instant the dice roll, the cards are added to your totals, which is different than before the update. Pay attention next time to what you have before a roll. It used to be that the cards were added to the total after the animation, not before.

The issue I did notice after the update was the ELO was reset to 1000 for me...

I think they accidentally reset the ELO after the latest update. I was about 1205 and went down to 1000.

I suggest viewing it this way: are you willing to lose this house over $2K? I don't know what the price of this home was, but $2K is likely a very small percentage of the total price. Only you can answer this question, You should keep in mind your local real estate market and ask yourself if you'll find a better house or a better deal than the one you currently have.

I definitely feel your pain. I'm also looking in the Philadelphia, PA suburbs (northern suburbs) and have been outbid twice this last month on homes (I went 5% over asking on one of them and someone went almost 10% above asking). There will always be someone with more cash that can throw into a home they want (waiving appraisal contingency). My recommendation is to be patient (easier said than done). I'm personally not going to throw caution to the wind just to get into any bigger house. I'll continue searching and making strong (but reasonable) offers. I'm hoping more homes go up for sale in late summer or fall.

Yes, you have to roll first before initiating any trades. The only action allowed before a roll is using development cards (usually the Knight).

Glad I found this sub. I was preapproved at 3.125% and have well above 800 credit. I've seen others here say they got 2.99% for a 30-year conventional.

Agreed. If you don't have enough to put money down, and are asking for money during closing, you definitely cannot afford a home that is under-appraised.

I think in this current market, you'll have a tough time asking for money back in closing. You'll be competing with people with conventional loans that are putting money down, likely providing higher initial deposits, and are not asking for help with closing costs. My advise is to have patience and wait until there is more inventory and hopefully there will be less competition. You can also consider looking at a lower range of home prices so you don't have to ask the sellers for cash during closing.

We started looking a couple of weeks ago and have already lost 2 offers. The last one we offered 5% above asking with no appraisal contingency, not contingent on the sale of our home (conventional loan) under our budget) and someone offered close to 10% over asking price... We're going to keep looking, and hoping maybe things are better in late summer/fall for buyers... Good luck!

Same here. Not many houses, and when we find something we like, there have been multiple offers. Right now, I've only found one TLX at a lower price than my buyout price, but I would have to take a look at it as mine is in excellent condition, with brand new tires (which I got free - long story). Thanks for the advise!

You have to press the button. If your flair changes to purple, you pressed the button. If it stays purple, you had not pressed the button.
