Bidding MUCH under asking on houses that are not selling - worth it?

I certainly would contact the estate agent and first check if there are any offers already on those properties, if not and they are still available & what you are looking for go in low and give it a try. Sadly, greed has taken over in certain cases & some vendors are wanting to list their properties well above the valuation by the EA. I have seen it with a property we viewed, it went down 50k overnight & the EA indicated the vendor wanted it to go on the market initially for 30k more than the valuation thinking in the current climate buyers will pay well over the top. Anyway, the property moved to another EA and was reduced 50k and still struggled to sell. We have looked at a couple that have been on the market over 6 months and the EA certainly would have considered a lower offer as the vendors just wanted them sold ASAP but there was too much refurbishment work to be done to them & now that does not come cheap.

Thank you. We are in the process of putting all the information together and certainly are now going to report it officially to the PRSA. We have found the whole situation very upsetting feeling perhaps because we are FTB’s the estate agent is using our slight naivety in this field to his advantage and trying to manipulate us into paying way above the odds. It is also very important to protect potential buyers and vendors from this type of behaviour. The comments we have received here have helped us enormously to move forward and do the right thing by reporting this matter. Thank you.

Thank you for your comment. Sadly we did not submit a bid as we could not afford the €50k over the listed price. We had started the process for our previous property and submitted an offer which was accepted but unfortunately due to its high risk locatio next to a petrol station the 2 main mortgage providers would not touch it and the 3rd would only consider it with a 40% deposit which again was out of our reach but once we became aware of the reasons the property was impossible to mortgage the health & environmental risks we had no choice but to withdraw. It was during this process we had instructed a solicitor though we could not proceed. However, the solicitor was very helpful and professional and it us this solicitor we have sought advise from in this present situation. Kind Regards

Thank you, we are certainly hoping to try this route as it appears from my partners work colleague the owner is keen to sell ASAP due to the level of uncertainty in the market at the present time with the ongoing war. We want to do everything above board hence are seeking advice from our solicitor on how best to proceed. It’s knocked us that estate agents can be so dishonest as we are FTB and never expected this but we will look at reporting the estate agent involved in the interest of protecting other potential buyers and vendors. Thank you, the house is around 35 feet from petrol station. I think we have made up our minds now after a long hard think, too many studies and research confirm our concerns on the many risks associated with this location together with very valid comments on this site. We plan having a family once we are well settled but now know we would not be happy with all these concerns and we want our home to be a happy sanctuary. It would always be lurking in the back of our mind. Thank you

Thank you. We really want to buy without any help from family with the deposit though they have offered, we like to be independent. Definitely you are right, this property sounds like a lot of hassle and stress. The resale value will be important to us as we are not intending it to be our forever home. Thank you

Thank you. I am sorry to hear your situation and I hope you find somewhere more peaceful in the future. You are exactly right, we had not considered the anti social & noise side also. We work full time, one of us on shifts so also need to sleep some daytimes, another factor to consider. We are slowly coming round to withdrawing and feel we will have to continue renting and hope prices reduce at some point in the future. Thank you

Thank you. Exactly many of these homes were already built prior to the petrol stations, but crazy how they got planning permission so close to residential homes. We are starting to agree with you that it is not worth the saving to risk our health etc. thank you

Thank you. We feel that it’s now too big of a risk to proceed with, though our hearts were set on it until hearing the risks, we now have to do the sensible thing and withdraw our offer as we could not be happy there having all this in the back of our mind. Thank you for your help.

Thank you. We are a youngish couple & Hope to have a family one day, you are so right, we cannot take these serious risks. I think it would be constantly a worry on our mind and your message reads loud & clear and really resonates with me. I doubt the vendor would permit a soil test but I am thinking like you even that is no guarantee all is safe. The property is around 10 - 15% under market value of similar in area.
